COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. As a site plan meeting the requirements of D.S. 2-02.0 was not submitted Zoning was not able to provide a site review of this plan. Although it appears that the only revisions are landscape related until the last approve development/site plan has been submitted zoning cannot approve this site plan. Please submit a copy of the last approved development/site plan with your next submittal.

07/15/2009 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Per the Williams Addition PAD, the perimeters shall be landscaped to meet or exceed City Standards.

The COT Land Use Code Sec. 3.7.2.4. requires one (1) canopy tree for every thirty-three (33) linear feet of landscape border. Revise the plans to provide one (1) canopy tree for every thirty-three (33) linear feet along Broadway Boulevard and Williams Circle. Include calculations.

Furthermore, Exhibits C & D indicate that Williams Circle is a part of the Major Pedestrian Circulation plan for the plan area. Street side trees and their ability to enhance the pedestrian experience are also an important component of the Energy Conservation plan which promotes a mix of uses within walking distance and play a part in provision of "safe and convenient access to all facilities within the Plan Area" per the Development Policies.

The required trees may irregularly spaced to enhance or improve visibility, but no two trees should be spaced any further than 66' apart in order to meet the requirements.

2) Include the legal description and address of site on the landscape plans. DS 2-07.2.1.B

3) Add the previous CDRC case number (S97-008) and any related case numbers to the landscape plans for reference. DS 2-07.2.1.B

4) Revise the plans to demonstrate compliance with
LUC 3.7.2.4.A.5. Include calculations.

2. A site plan was not included in the submittal package. The required site plan shall follow the site plan content and specifications per City of Tucson Development Standard 2-02.2.0. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan.
3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2.
4. Show the project address or administration address on the cover sheet of the DS.
5. If applicable, add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DS.
