This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007; the 2006 UPC with amendments on 7/10/2007; effective 1/1/2007 the Inclusive Home Design; starting 3/1/2009 Solar Water Preparation and 7/1/2009 Solar Photo-Voltaic Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html SITE PLAN: 1. Show the water pipe size between the meter to the building and point of connection for new plumbing. Show the point of connection for the proposed hot and cold branches. The supply pipe must be sized for the calculated load, 2006 UPC 610.1. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts or columns above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1. Revise the post footer detail showing 6" above grade or a treated post, sheet #6, 7 & 8. 2. Show the required minimum one #4 reinforcement rebar 3" from edge in the footer bottom Section 2/6, R403.1. (City of Tucson Amended). FLOOR PLANS: 1. Show compliance with R310 providing egress from the existing bedroom by including the window size. STRUCTURAL PLANS: 1. Provide a beam sized with a load carrying capacity for the Carport roof, R301.1. The 4 x 6 beams are undersized for a 10' span. 2. Provide a rafter size and spacing in compliance with Table R802.5.1. The 4 x 6 rafter/joist is undersized without an interior load bearing wall, sheet #10. ELEVATIONS: 1. Note and specify all roof slopes appropriate with selected material, R901.1. (Minimum allowable slope for Built-up roof is ¼" per foot, R905.9.1. Minimum allowable slope for Roll roofing is 1" per foot, R905.5.2.) SECTIONS - DETAILS: 1. Show the location on a plan of the Section 1/8 cast-concrete, R106.1.1. 2. Show the Covered Walkway post spacing on the plan, R106.1.1. 3. Clarify the wall Section 1/4 referenced on sheet #10, R106.1.1. 4. Clarify the carport rafter size, R106.1.1. The plan and section show different sizes, sheet 8. 5. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. 6. Show weep screeds with a minimum clearance 4" above grade or 2" above paved areas, R703.6.2.1. Revise the wall footer detail, sheet #7. 7. Specify water-resistive barrier equivalent to two layers of Grade D paper over the wood based sheathing of exterior plaster wall coverings, R703.6.3. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
