This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development Designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Section 3.2.6.4).

Provide a cross access agreement for both parcels 111-08-022D and 111-08022E for the Parking Area Access Land (PAAL) or driveway.

The DSMR has been provided (DSMR 09-25).
09/28/2009 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. According to DSMR Case # 09-25. The four-plex development must comply with requirements of a commercial site as it pertains to landscape.

2. Submit a landscape plan to verify the entire site meets minimum requirements

3. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I.

4. A 5' wall must be provided to screen adjacent residential zoned properties form vehicle use areas per LUC Table 3.7.2-I.

5. Within a vehicular use area, every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.

6. All disturbed, grubbed, graded, or bladed areas not otherwise improved shall be landscaped, reseeded, or treated with an inorganic or organic ground cover to help reduce dust pollution LUC 3.7.2.7.

7. Application for Exception; include acceptable documentation, which clearly indicates that the project will not impact Protected Native Plants.

8. Landscape plan shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

9. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.
