Summary: On 24JUN09 Engineering Division reviewed the grading sheets and accepted proposed rear slope grade of 1:1(H:V) based on soils report for 300 S Corte Tortuga Vista, and accepted HDZ disturbance area of 22,950 sqft. A sewerline was added in last submittal along north grading limits. Engineering recommends approval of the grading design with conditions to the grading permit.

GRADING PERMIT CONDITIONS:
The following 13 conditions apply to grading permit T09BU00904:
1) UTILITY TRENCHES SHALL BE RECOMPACTED TO PRE-DISTURBED DENSITY OR GREATER.
2) ADDITIONAL 10-FEET OF DISTURBANCE LONG NORTH GRADING LIMITS IS ACCEPTED FOR DISTURBANCE FOR SEWER CONNECTION TRENCHING / INSTALLATION.
3) A GEOTECHNICAL ENGINEERING INSPECTION WILL BE REQUIRED AT CONSTRUCTION OF THE CUT 1:1(H:V) SLOPES LOCATED AT SIDE YARDS AND REAR YARD AREAS.
4) COPIES OF THE GEOTECHNICAL FIELD INSPECTION/EVALUATION OF COMPACTION AND THE CUT SLOPES FROM PATTISON EVANOFF ENGINEERING INC OR SAT LABORATORY ARE REQUIRED, AND SHALL BE SUBMITTED TO DSD ENGINEERING DIVISION INSPECTOR OR DSD ENGINEERING OFFICE PRIOR TO SCHEDULING FINAL GRADING INSPECTION.
5) EROSION PROTECTION IS REQUIRED FOR ENERGY DISSIPATION ALONG ENTIRE LENGTH OF INTERCEPTOR SWALE. DSD ENGINEERING INSPECTION REQUIRED FOR ACCEPTANCE OF ALL EROSION PROTECTION.
6) A COPY OF THE GRADING PLAN AND GRADING PERMIT SHALL BE KEPT AT AN EASILY ACCESSIBLE LOCATION AT THE SITE AT ALL TIMES, UNTIL FINAL GRADING APPROVAL.
7) DRIVEWAY SHALL BE CONSTRUCTED TO PROVIDE POSITIVE FLOW AWAY FROM GARAGE, AND SHALL HAVE EROSION PROTECTION ON ALL DOWNSTREAM SIDES OF DRIVEWAY.
8) WALL OPENINGS SHALL BE PROVIDED FOR SURFACE DRAINAGE FROM YARD OR PATIO AREAS. ANY OUTLET AREAS WILL NEED SPLASH PADS OR OTHER EROSION PROTECTION. SEPARATE BUILDING PERMITS ARE REQUIRED FOR ALL WALLS.
9) THERE SHALL BE NO DISTURBANCE BEYOND APPROVED LIMITS AS SHOWN ON THE PLANS. FENCING SHALL BE MAINTAINED WITHIN GRADING LIMITS. THERE SHALL BE NO STORAGE OF EQUIPMENT OR PARKING OF CONSTRUCTION VEHICLES OUTSIDE OF APPROVED GRADING LIMITS.
10) NO MATERIALS AND / OR CONSTRUCTION EQUIPMENT SHALL BE STOCKPILED OR PARKED OUTSIDE OF GRADING LIMITS AT ANY TIME.
11) HILLSIDE DEVELOPMENT MAXIMUM DISTURBANCE AREA WAS CALCULATED TO BE 16% OF LOT AREA, WHICH EQUATES TO 23,150 SQUARE FEET.
12) HDZ COMPLIANCE PER 9-04.3 INCLUDES HANDPLACEMENT FOR ALL RIP RAP.
13) AS-BUILT PLANS ARE REQUIRED PRIOR TO FINAL GRADING APPROVAL.
