Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007, effective 1/1/2007 the Inclusive Home Design and starting 3/1/2009 Solar Water Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Note on plan that all work shall comply with 2006 IRC (and 2006 UPC).
" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

FOUNDATION PLANS:

1. Provide a landing with size or show existing surface at the exterior door. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.

SECTIONS - DETAILS:

1. Provide a consistent footer note on the Foundation Plan (sheet #4) with the Section on sheet #6, R106.1.1. The 16" is the footer width, not the depth.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
3. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds at the wall Section sheet #6, R802.11.1. (City of Tucson Amended).

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing.
2. Note and specify all piping materials, UPC 301.1.1.
3. Show a clean out at the kitchen sink area UPC 707.4 W/ State amendment.
4. Provide a detail for the island sink venting, UPC 909.
5. Provide the BTU demand of each appliance (stove), total demand and developed length from meter to the most remote appliance on the system, UPC 1217.2, & Table 12-8.

MECHANICAL PLANS:

1. Show a means of make-up air to the laundry closet (outside duct, transfer grille, louvered or 1" undercut door), M1307.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Specify any recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
2. Provide an electrical riser diagram, E3303. Note the grounding and bonding method, E3507. Metallic gas lines must be bonded and shall not be used as the primary grounding method, E3508.
3. Provide a panel schedule showing wire of each circuit, E3304.11 & E3606.2.
4. Show receptacle outlets at each kitchen counter space wider than 12" so that no point along the wall line is more than 24" from a receptacle outlet, E3801.4.1. Show a receptacle on each side of the stove. A second receptacle is needed if the counter length exceeds 4' between the sink and the counter end.
5. Island counter tops shall have at least one receptacle outlet serving the counter space, E3801.4.2 and E3801.4.3. Show receptacle outlets not more than 12" below the island countertop, and the countertop does not extend more than 6" beyond the support base, E3801.4.5 Except.
6. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets, E3603.2 and E3801.3 through E3801.4.5. A second 20A GFCI circuit is needed in addition to #22 serving the countertop.
