Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the site plan with the next submittal. Site Plan: 1. Verify that all necessary sight visibility triangles are correctly indicated on site plan per D.S. 2-02.2.1.10. 2. Within location map call out section township range along with the section corners. In addition, identify north direction by providing north arrow for location map. 3. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. DS Sec.2-02.2.1.A.14: Provide (label and dimension) the required onsite maneuvering area for the loading zone that is shown adjacent to the proposed building. Refer to AASHTO for the national standards for turning radii. 4. DS Sec.2.02.2.1.A.16: Provide roof drainage arrows and locations of all concentration points. Specifically show roof down spout locations proposed buildings at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk. 5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. It appears that cut and fill will not be occurring for the proposed patio. However, as part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If not cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice. 6. Please show accurate dimensions of right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. 7. DS Sec.2-02.2.1.A.18: Provide a note stating that the site plan is in conformance with the MS&R overlay zone criteria. 8. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for 1st Ave and Alturas Street. 9. Label Alturas street as a local street. 10. DS Sec.2-02.2.1.A.19: Dimension existing sidewalk and curb area on the site plan to verify that all improvements are located outside of the existing ROW. 11. Label existing and future right-of-way. 12. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. Provide docket and page for easements identified on site plan. 13. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Provide contour interval on plan. 14. Verify that all fences, walls, or vegetation for screening and sight visibility are indicated by type, material, height, location and spacing per D.S. 2-02.2.1.27. 15. Provide the site plan activity number in the lower right hand corner of each sheet per D.S. 2-02.2.1.29. 16. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 19. DS 2-02.2.1.6 Provide dimensions of all structures on the footprint of the buildings on the site plan as well as indicate the height of existing and proposed structures on the footprint. 4. Keynotes on page A1.1 have a drafting error in regards to the numbering corresponding to the note call out. Revise. 5. DS 2-02.2.1.8 Provide a cross reference from the site plan to the parking space detail on page A1.3. In the zoning code portion of sheet TS in the Total Parking Required section revise the 4580 SF / 250 = 22.8 to read 4580 SF / 200 = 22.9. 6. DS 2-02.2.1.7 Provide a dimension from the structure supporting the solar panels to the nearest edge of travel lane of Alturas St. (min. 21' or the height of structure) In the zoning code portion of sheet TS under the MS&R street building setback portion the indicated alley is not a street and therefore the setbacks required are per the adjacent zoning under development designator "DD". Adjacent to R-1 zoning the required setback is 1 ½ times the wall height of the structure. Revise all notes. 7. DS 2-02.2.1.9 Keynote #31 indicates the wrong code section (DS 6.09) should read DS2-09. Cross reference the detail for the bicycle parking on sheet A1.3 to the site plan. 8. DS 2-02.2.1.10 Provide the location of the future sight visibility triangles. See engineering comments. 9. DS 2-02.2.1.11 A backup spur per DS 3-012.2.D is required at the south edge of the vehicular use area near the proposed loading zone. (3' radius, 3' clear behind the spur and min. 24' width) 10. DS 2-02.2.1.12 A pedestrian circulation path is required to connect from the building to the sidewalk area located along 1st Ave. See DS 2-08.3.1(connection to all adjacent streets) Provide a pedestrian circulation path to the trash enclosure. See DS 2-08.3.1. The cross walk indicated leading towards the parallel parking space along the east property line is not required but could be revised to meet the above comment regarding the trash enclosure. 11.
