DS 2-02.2.1.2 The correct MS&R required width for 1st Ave. is 120' with a 150' intersection widening. The indicated right of way - property line at the southwest corner of the property does not appear to be correct. This area is affected by the required intersection widening and should show some tapering as it is greater than 300' from the center line of Ft. Lowell. 2. This comment has not been addressed. DS 2-02.2.1.9 Please provide a plan view detail of the proposed class 2 bicycle parking spaces. Single rack spaces placed in a row will allow a minimum of seventy -two (72) inch length per bicycle parking space and a minimum of thirty (30) inches between outer spaces of racks. A five (5) foot wide access aisle measured from the front or rear of the seventy-two (72) inch long parking space will be provided beside each row. Lighting will be provided such that all facilities are thoroughly illuminated and visible from adjacent sidewalks, parking lots, or buildings, during working hours. The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material. DS 2-09.5.1, DS2-09.5.2, DS 2-09.5.4, & DS 2-09.6.2 Please provide a dimensioned detail for the class 2 bicycle rack(s) clearly indicating the type of rack proposed. The location of the class 2 bicycle parking spaces at the southwest corner of the building appears to limit the pedestrian circulation path to less than the required 4' width. Revise or relocate the bicycle parking spaces. 3. DS 2-02.2.1.11 Clearly indicate by keynote or other means the location of all curbing. 4. This comment has not been addressed. The cross walk cannot be located in front of the loading zone nor in the trash pickup area. DS 2-02.2.1.12 Per DS 2-08.3.1 Within all development, a continuous pedestrian circulation path is required. This path must connect all public access areas of the development and the pedestrian circulation path located in any adjacent streets. The areas within the development which must be connected include, but are not limited to, all buildings, all bicycle and vehicle parking areas, all recreation areas, all dumpster areas, and all other common use areas. Provide a pedestrian circulation path to the sidewalk located in the ROW along 1st Ave and to the trash enclosure. (Note: the sidewalk cannot pass through or in front of the loading zones or the trash enclosure.) 5. DS 2-02.2.1.13 Clearly indicate the location, size, type and height of the proposed signage. It appears that monument signs are being located with in the future sight visibility triangles. Submittal and approval of a DSMR (Development Standard Modification Request) is required for the signs to be located with in the future sight visibility triangles. 6. ADA (s/b ADAAG) is applicable for City of Tucson projects, federal projects and specific projects that have federal funding. b. COT SD 207 is a COT Department of Transportaion standard that is used strictly for Public Right of Way construction projects. c. Private project (this project) accessibility is governed by the 2006 IBC, Chapter 11 and ANSI/ICC 117.1 which requires use of detectable warnings at both ends of a Marked Crossing as per Sections 406.12 and 406.14. Parking aisles are not hazardous areas of vehicle use, they are safety zones that do not require detectable warnings. Please delete the detectable warning strip shown at the accessible parking aisle. 2. When the front entry doors are open, the accessible route clearance is reduced to something less than 4'.
