COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance.

2. It appears that there is some type of lot combination/lot split proposed. Please clarify what is proposed. The lot combination/lot split will need to be approved prior to approval of the site plan.

3. Based on recent aerial photos parcel #127-02-2540 located to the east, has vehicle access through this parcel. Demonstrate how this access will be maintained.

4. D.S. 2-02.2.1.A.6 Provide overall building dimensions on the site plan.

5. D.S. 2-02.2.1.A.7 General Note 5 references "ESTABLISHED AREA", as this site is located on an MS&R Route it is considered "DEVELOPING AREA" therefore all street perimeter yards are based on LUC Section 3.2.6.5.B and LUC Table 3.2.6.I. Revised General Note 5 to reflect "DEVELOPING AREA" or remove the reference from the note.

6. D.S. 2-02.2.1.A.7 Keynote 1 references "PERIMETER YARD DD ADJACENT TO C" please clarify what you are trying to say in this note.

7. D.S. 2-02.2.1.A.7 Based on the average daily traffic (ADT) for 1st Avenue the street perimeter yard setback is measured from the back of curb, see LUC Table 3.2.6.I.

8. D.S. 2-02.2.1.A.7 Based on the ADT) for Speedway Blvd the street perimeter yard setback is measured from the back of future curb, see LUC Table 3.2.6.I. Identify the future curb on the plan and show the street perimeter setback dimension correctly.

D.S. 2-02.2.1.A.12 Per D.S. 2-08.3.1 a continuous pedestrian circulation path/accessible route is required to contact to the pedestrian circulation path/accessible route located in any adjacent right-of-way (ROW) to the proposed building on site. This said a sidewalk is required to connect the proposed building to the sidewalk located within the ROW along Speedway Blvd.

14. D.S. 2-02.2.1.A.13 If applicable show the location, type, size and height of any existing or proposed signage on the site plan.

15. D.S. 2-02.2.1.A.14 Per LUC Section 3.4.4.6 Striping of Loading Spaces. Loading spaces shall be striped in such a manner as to distinguish the space from motor vehicle parking spaces and other uses on the site.

16. D.S. 2-02.2.1.A.20 There is a "16' ELEC. ESMT." called out on the plan that runs under the proposed building. This easement will need to be abandoned prior to approval of the site plan.

17. D.S. 2-02.2.1.A.25 Provide a detail of the proposed site lighting that clearly shows the clear dimension from the bottom of fixture to grade. Per D.S. 3-05.2.4.1.A The minimum height clearance for access along PAALs is fifteen (15) feet. The height is needed for high-profile vehicles, such as sanitation, fire, or delivery vehicles.

18. D.S. 2-02.2.2 There are some of the required calculations shown under the "SITE PLAN & GRADING PLAN NOTES" and some shown under the "SITE PLAN CALCULATIONS" please group all required calculations together.

19. D.S. 2-02.2.2.A.3 The Floor area ratio (FAR) shows a proposed FAR of 0.17 (11,062 SF) and under "SITE PLAN CALCULATIONS #2" the total floor area shown is 4,551 SF. Please clarify the total building square footage so that the correct FAR can be verified.

20. D.S. 2-02.2.2.A.3 Under "SITE PLAN CALCULATIONS #3" there is reference to "PERCENT OF BUILIDNG COVERAGE", please remove all references to building coverage as it is not applicable to this project.

21. D.S. 2-02.2.2.A.4 The bicycle parking calculation is not correct. Per LUC Section 3.3.3.5 Bicycle Parking Requirements. The number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided. If the calculated number of required bicycle parking spaces is less than two (2), the minimum number of required spaces is two (2). This said the bicycle parking should be based on 23 vehicle parking spaces provided or two (2) required. Per LUC Section 3.3.7.8.A. Any use providing less than fifty (50) motor vehicle parking spaces may substitute Class 2 spaces for Class 1 spaces. This said two (2) Class 2 bicycle parking spaces are required. For your information a single inverted "U" bicycle rack can support two (2) bicycles.

22. D.S. 2-02.2.2.A.5 Within the loading space calculation provide the required size and the provided size.

Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional tree is required.

2. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border or fraction thereof, excluding vehicular ingress or egress points. According to the University of Arizona Pima County Cooperative Extension, Caesalpinia gilliesii is considered a large irregular shrub and not acceptable as a canopy tree. Choose appropriate plant material.

3. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting.

4. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
4. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.
