06/17/2009 | RONALD BROWN | ZONING HC SITE | REVIEW | Denied | 1. RELOCATING THE ACCESSIBLE PARKING TO THE WEST SIDE OF THE PARKING LOT AND PROVIDING AN ACCESSIBLE AISLE ADJACENT TO THE NEW ADDITION WITH DIRECT ACCESS FROM THE AISLE TO THE NEW ENTRANCE PORCH IS A MUCH BETTER SOLUTION THAN HAVING THE ACCESSIBLE PARKING ON THE EAST SIDE WITH A HAZARDOUS PAAL CROSSING TO ACCESS THE REAR ENTRY WAY. THE SUGGESTED CHANGE WILL STILL PROVUIDE 12 PARKING SPACES. IF ZONING ACCEPTS THE GENERAL NON COMPLIANT PAAL WIDTH OF LESS THAN 24', THEN THE ACCESS CORNER FROM THE PATIO TO THE EDGE OF THE EAST SIDE PARKING COULD BE WIDEN BY ROUNDING OFF THE 90 DEGREE CORNER OF THE BRICK PATIO MAKING THE VEHICLE WIDTH DIMENSION SOMEWHERE AROUND 18' TO 19', MORE THAN THE SIDE ACCESS DRIVE WIDTH AT THE EXISTING BUILDING. SEE SUGGESTED SKETCH PROVIDED ON SITE PLAN. 2. A MINIMUM OF 54" WIDE CLEARANCE IS REQUIRED FOR THE ACCESS TO THE REAR DOOR BETWEEN THE WALL AND THE COLUMN IF DOOR HAS A CLOSER, REFERENCE SECTION 404.2.3.1 (F). |

06/24/2009 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: June 24, 2009 SUBJECT: 58 W Cushing St Site Plan- Engineering Review TO: Marvin Shaver LOCATION: T14S R13E Sec13 Ward 6 REVIEWERS: Jason Green, CFM ACTIVITY: T09CM01258 (Site/Building Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the site plan (T09CM01258) and building plan (T09CM01258) applications for the above referenced property. Engineering Division does not recommend approval of the plan sets at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) DS Sec.2-02.2.1.A.5: Revise the site plan to label the bearings for the dimensions provided for the property boundaries. 2) DS Sec.2-02.2.1.A.8: Revise the site plan to provide for the required wheel stops to prevent vehicles from encroaching into the existing fence surrounding the property. If the parking spaces are proposed at 18-feet then wheel stops will be required to allow for the required 2.5 foot overhang at these areas. 3) DS Sec.2-02.2.1.A.10: Revise the site plan to label and dimension the sight visibility triangles for the intersection of the PAAL access and Cushing Street. Provide the dimension for the near side of the triangle per DS Sec.3-01.5.3. 4) DS Sec.2-02.2.1.A.12: Refer to comments from Ron Brown, RA Structural Plans Examiner for all onsite handicap and ADA requirements that apply to this project. 5) DS Sec.2-02.2.1.A.19: Revise the site plan to label Cushing Street as "MS&R Route and Public Street." 6) DS Sec.2-02.2.1.A.19: Revise the site plan to label the shown right-of-way as "Existing/Future." 7) Be advised that further comments may be forth coming on resubmittal of the site plan. BUILDING PLAN COMMENTS: 8) Engineering could not verify that the building plan was in compliance with a stamped approved site plan (T09CM01258). Please submit two copies of the stamped approved site plan with the next building plan submittal. 9) Engineering will re-review the building plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming. GENERAL COMMENTS: Please provide a revised site plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package. Further comments may be generated upon resubmittal of the site plan review. For questions, or to schedule an appointment, I can be reached at 837-4929.
