This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the area of expansion. 2. Not used. 3. D.S. 2-02.2.1.A.2 Provide a property description, legal description, on the plan. 4. D.S. 2-02.2.1.A.5 Show all parcel lines on the plan along with dimensions and bearings. 5. D.S. 2-02.2.1.A.8 Show all existing parking for the entire site on the site plan. 6. D.S. 2-02.2.1.A.9 Provide a bicycle parking detail that includes materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage. Layout and Construction Note 26 calls out "Bollard Post Bike Racks". Based on the description "Bollard" this proposed bike rack may not meet the requirements of Revised D.S. 2-09.0, please review the revised standard. 7. D.S. 2-02.2.1.A.10 Show the sight visibility triangles (SVTs) for the new entrance/exit parking area access lanes (PAALs) on the plan. 8. D.S. 2-02.2.1.A.12 The proposed "Asphalt Path" called our along the east side of the proposed parking area is required to be a sidewalk that meets the requirements of D.S. 2-08.5.1.C. 9. D.S. 2-02.2.1.A.18 On sheet 2 label Rita Road as an MS&R route. 10. D.S. 2-02.2.1.A.19 Provide right-of-way (ROW) dimensions for all ROWs adjacent to this site. 11. D.S. 2-02.2.1.A.20 If applicable show all easements of record graphically on the plan along with the recordation information, docket and page. 12. D.S. 2-02.2.A.1 Under "DEVELOPMENT REGULATIONS, Minimum Requirements", Page 2, the total site area is listed as 7,404,220.0 S.F.. Under "SITE INFORMATION, Total Site Area", Page 2, the total site area is listed as 40 acres or 1,742,400.0 S.F., please clarify which number is correct. 13. D.S. 2-02.2.A.4 Provide a vehicle and bicycle parking calculation that includes all required and provided parking for the entire park, i.e. pool, skate park etc. 14.
