Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007, effective 1/1/2007 the Inclusive Home Design and starting 3/1/2009 Solar Water Preparation. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

FOUNDATION PLANS:

1. Provide a detail of the column to retainer connection (R301.1). Show a reference call-out on Section A/2 between 2/2 and 3/3.
2. Provide a landing or floor surface at the laundry exterior door. A landing must be at least as wide as the door it serves and 36" in the direction of travel, R311.4.3.
3. Show compliance with termite treatment, R320 as amended.
4. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per Table R401.4.1 if a soils report is not provided.
5. Show foundation wall reinforcing in conformance with Table R404.1.1(2). Revise the Retaining Wall Table shown at Detail 2/2, or provide an engineer's calculation and seal for the structural design.

STRUCTURAL PLANS:
1. Show any needed structural framing with sizes and spans for supporting the added HVAC load, R301.1.
2. Show the beam type for supporting the roof structure (4x10 Detail 4/3), R301.1. A DF#1 beam is required for this location.

SECTIONS - DETAILS:

1. Provide a detail for the boxed column referenced on the Framing Plan, R106.1.1.
2. Show wood framing members resting on concrete (Detail 1/2) as pressure treated, R319.1 item 2.
3. Show the Post Detail 3/2 with minimum of one #4 rebar in the proposed continuous footing, R403.1 amendment.
4. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d. Detail 1/3.
5. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
6. Note and specify all roof slopes appropriate with selected material, R901.1. Detail 1, 3 & 4/3.

PLUMBING PLANS:

1. Note and specify all piping materials, UPC 301.1.1. IRC P2608. Include existing building sewer pipe.
2. Show a pressure and temperature relief valve at the water heater. A metallic T&P line must terminate at the exterior between 6 and 24 inches above grade and must terminate facing down, IRC P2803.6.1.
3. Provide water hammer arresters wherever quick-closing valves are installed in a water distribution system. The devices should conform to ASSE 1010-2004. Water hammer arresters are required for clothes washer, dishwasher and refrigerator water connections, IRC P2903.5.
4. Show the water service pipe from a 1" water meter providing sufficient size for controlling excessive flow rates, IRC P2903.6. Provide water pressure range and the maximum developed length of water line (may require upgrading existing pipe sizes), IRC P2903.7.
5. Clarify if the future fireplace is sized for a wood burning lighter or gas log appliance. Use appropriate BTU rating (25,000 is not listed size), Table G2413.2
6. Provide the total developed length from meter to the most remote appliance on the system, and the size of the supply pipe for verifying the connected demand (may require upgrading), IRC G2413.3 & Table G2413.4(1).
7. Provide the instant water heater spec sheet for verifying the BTU demand and gas pipe sizes, IRC G2413.3 & Table G2413.4(1).

ELECTRICAL PLANS:

1. Note that combination type arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.12.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 12,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Separately show the fixture wattage both full cut-off and unshielded styles for determining exterior lighting limits.
2. Provide spec sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Mass wall requirement is R=6 when applied interior, N1102.1. Show the "R" values of insulation and the "U" factors of the windows and doors on the plans
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing. Identify the product that provides the intended value, provide a ceiling cavity space for R-30 batt insulation.
