This site is located in the R-1 Zone (LUC Section 3.2.4.2.A.1). The Development Designator is "G" (LUC Section 3.2.3.2.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4). The DDO process and approval is required for the proposed side-street setback. A minimum of ten (10) feet is required for the side-street setback (LUC Section 3.2.6.5.A). Ten (10) feet is required and zero (0) is proposed for the proposed workshop & storage. The greater of six (6) feet or two-thirds (2/3) the height is required for the setback to the north property line (LUC Section 3.2.6.4). Six (6) feet is required and three (3) feet is proposed for the ramada. |
