Completion of the DDO process or a waiver from HPZ regarding the location of the seven (7) foot patio high wall is required prior to approval by zoning of the site plan. See previous DDO comments. 4. The historic plaque, indicated by keynote #20, and the bicycle parking spaces, indicated by keynote #25, will require a Temporary Revocable Easement (TRE) be obtained from the Real Estate Division of the City of Tucson. 5. Provide documentation indicating approval for the development of the park within the right of way from the transportation department of the City of Tucson. 6. In the development regulation portion on sheet 1 of 11, provide the required setback of structures per LUC 3.2.6.4. The seven (7) foot high wall is considered a structure. Engineering Division does not recommend approval of the plan sets at this time. The following items need to be addressed: SITE PLAN COMMENTS: 1) Revise the site plan to remove the wording "Book and Page" from both top and bottom right hand corners. This review is a site plan review not a Tentative Plat or Final Plat review. 2) Revise the site plan to provide the Site Address for the proposed parcel as identified in the Assessors Records. 3) Remove the additional Sheet 3 of 11 within the plan set. The plan set reviewed has 2 copies of Sheet 3; one can be removed for clarity. 4) DS Sec.2-02.2.1.A.10: Revise the site plan to label and dimension the proposed sight visibility triangles for the intersection of Convent Avenue and 18th Street. Provide the dimension for both the near and far side of the triangles per DS Sec.3-01.5.3. 5) DS Sec.2-02.2.1.A.10: Revise the site plan to relocate the proposed bicycle rack (Keynote #25) so that it is not in conflict with the existing SVT area. No structure between 30-inches and 72-inches is allowed within the SVT area. 6) DS Sec.2-02.2.1.A.12: Revise the site plan to provide the required 5-foot sidewalk within the public right-of-way of 18th Street. The proposed 4-foot sidewalk width is not acceptable per DS Sec.3-01.3.3.A. 7) DS Sec.2-02.2.1.A.12: Refer to comments from Ron Brown, RA Structural Plans Examiner for all onsite handicap and ADA requirements that apply to this project. 8) DS Sec2-02.2.1.A.15: Revise Sheet 3 of the plan set to remove the word "detention" from Cross Section 1, since detention/retention requirements are not applicable this areas must be labeled as "Water Harvesting," revise. 9) DS Sec2-02.2.1.A.16: Provide flow arrows on the site plan to verify flow patterns across the site. 10) DS Sec2-02.2.1.A.16: Provide a note on the site plan that states "Water Harvesting Areas to be depressed a minimum of 6-inches." Refer to the "City of Tucson Water Harvesting Guidance Manual, Ordinance # 10210" for recommendation on how to construct and maintain the required water harvesting areas for onsite flow containment. 11) DS Sec.2-02.2.1.A.17: Provide the cut and fill quantities on the site plan. 12) DS Sec.2-02.2.1.A.19: Revise the site plan to label both Convent Ave and 18th Street as public routes. 13) DS Sec2-02.2.1.A.19: Revise the site plan to clearly label the center lines of all streets that are shown. 14) DS Sec.2-02.2.1.A.19: Revise the site plan to label and dimension the existing right-of-ways for all streets. 15) DS Sec.2-02.2.1.A.21: Provide dimensions from all existing street monument lines to the existing and/or proposed curb, sidewalks, etc. Label the curbing along 18th Street as either existing or new, provide a keynote to reference the Standard Detail for Public Improvement for construction of the curb if proposed. 16) DS Sec.2-02.2.1.A.27: Provide a General Note stating that all fences or walls will require a separate permit for review and approval by all necessary Development Services Departments, specifically Keynote # 13. 17) Review and approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction. A grading plan and a grading permit application will be required after site plan approval and prior to any construction activity. A grading permit may not be issued prior to site plan approval. 22) Please ensure that the grading plan is consistent with the site plan and Drainage Statement.
