COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).

This review is for a DDO only. This is not a review and a full review shall be required for this project.

This site is HO-3 Zoning (LUC Section 2.4.3.2.C.1). The Development Designator is "18" (LUC Section 3.2.7.2.A). The Perimeter Yard Indicator is CC (LUC Section 3.2.6.4). Historic Review is required (LUC Section 2.8.8).

A DDO shall be required for the proposed setback of the perimeter wall along the west property line. The height of the proposed wall is seven (7) feet. Per LUC Sec. 3.2.5.2. I. In nonresidential zones, walls or fences, as permitted in H. above, may exceed the height requirements, provided the wall or fence complies with perimeter yard requirements applicable to buildings on the site. The required setback for this wall is 7' from the west property line. Owner proposes a setback of approximately 2'-6" (scaled from drawing).
