PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2006 IRC. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:


1. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

2. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

3. ALL ENGINEERS AND ARCHITECTS INVOLVED IN THE DESIGN OF THE STRUCTURE ARE TO SEAL THE
RELATED SHEETS OF PLANS, DETAILS AND CALCULATIONS. THIS IS IN ACCORDANCE WITH THE RULES OF
THE STATE BOARD OF TECHNICAL REGISTRATION.

SITE PLAN:

1. INDICATE THE LOCATION OF GAS, WATER, ELECTRIC AND SEWER OR SEPTIC LINE ON THE PROPERTY, AND
WHERE THEY ENTER THE BUILDING. PROVIDE THE LOCATION OF YOUR WATER METER, GAS METER, AND SEPTIC SYSTEM IF IT EXISTS.

FLOOR PLANS:

1. PLEASE NOTE THAT CEMENT BOARD OR EQUAL SHALL BE USED AS BACKER FOR TILE WHEN TILE IS USED ON TUB OR SHOWER WALLS.

STRUCTURAL PLANS:

1. FRAMING PLAN / A-7 ; 2X4 @24" OC APPEAR TO BE OVER SPANNED FOR THE LONGER FILL RAFTER SPANS OVER THE PASSAGE WAY IN FRONT OF THE FURNACE. PLEASE JUSTIFY THE SPAN.

2. PROVIDE MANUFACTURER'S DATA FOR PRE-FAB TRUSSES. TRUSS DATA MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN ARIZONA. TRUSS DATA SHALL BE CROSS-REFERENCED TO THE FLOOR PLANS.

3. IF SOLID SHEATHING IS USED ON THE LOWER TRUSSES UNDER AN OVER FRAMED ROOF, PROVIDE
MINIMUM OPENINGS OF 22" BY 30" FOR ACCESS AND VENTILATION INTO OVER FRAMED AREAS.

1. 9, 11 / A-8 ; PLEASE SUPPORT THE FULL LENGTH OF THE CUT END OF THE RAFTER. R802.3

2. 10 / A-8 ; HOW DO THE A35s FIT MAKE THE CONNECTION BETWEEN THS SHEAR BLOCKS AND THE SHAPED BLOCK? A35F?

3. 11 / A-8 ; PLEASE SPECIFY A JOIST HANGER.

4. 12 / A-8 ; PLEASE SPECIFY 2 - 16d FOR THE PLATE TO RAFTER CONNECTION.

5. 14 / A-8 ; ONE 16d @ 16" APPEARS TO BE INADEQUATE FOR THE LELEDGER TO STUD CONNECTION. PLEASE JUSTIFY.

6. 18 / A-8 ; PLEASE CHECK THE CENTER LINE DIMENSIONOF THE HDU2.THAT'S THE ONLY ONE I CHECKED . YOU MIGHT WANT TO CHECK THE REST. SEE SIMPSON'S C-2009 CATALOG.

PLUMBING PLANS:

1. PLEASE SHOW THE LOCATION OF THE GAS METER ON THE SITE PLAN.

2. THE GAS ISOMETRIC DOESN'T FIT THE PLAN. ALSO, PLEASE DON'T SHOW THE GAS BEING FED UPWARD FROM BENEATH THE FLOOR.

3. ¾"WATER METER SUPPLYING A ¾" WATER SERVICE LINE DOESN'T APPEAR TO PROVIDE 28.5 WATER FIXTURE UNITS @ 150 FEET @ 50 PSI. TABLE P2903.7

4. PLEASE SIZE ALL WATER DISTRIBUTION BRANCHES.

5. PLEASE ILLUSTRATE THE HOSE BIBS ON THE PLAN AND CHANGE THEIR FIXTURE UNIT VALUE TO COINCIDE WITH 2006 IRC.

6. PROVIDE COMBUSTION AIR FOR THE GAS APPLIANCES. M1701.1

ELECTRICAL PLANS:

1. PLEASE PROVIDE TWO 20 AMP CIRCUITS TO SERVE THE KITCHEN COUNTER TOPS. E3603.2

ENERGY:

1. SPECIFY THE WINDOW U-VALUE. TABLE N1102.1
