Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
3. As of 6/12/2007 the City of Tucson has adopted the 2006 IRC. All plan pages should reference this code. Appeal to the Building Official for alternate code use (2000, 2003 IRC).

STRUCTURAL PLANS:
4. Specify holdown hardware that is in current production (HD2A has been discontinued by Simpson).
5. Specify the post and footing sizes under the new roof beams at the kitchen and garage areas, R801.2.
6. Specify the framing member sizes for the proposed over-frame design at the intersection of the new and existing roof areas, R801.2.
7. Justify the structural ability of the porch beam to sufficiently support the intended load, R801.2.
8. Provide an attic space ventilation calculation and note the size and location of all attic vents needed to comply, R806.2.

SECTIONS - DETAILS:
9. Provide consistent information on plans. A) Foundation notes specify a minimum 8 inch slab height above grade and the details show 6 inch height. B) All footings are required to be a minimum 12 inches below grade and the footing schedule specifies that F2 is 10 inches below grade.
10. Clarify the required hardware for the wood frame connection to existing masonry wall on detail 3-S1.2.
11. Provide a detail that clearly specifies the load transfer from the roof diaphragm to non-load-bearing braced wall panels, R801.2.
12. Specify water resistant gypsum board at exterior ceilings, R702.3.8.

MECHANICAL PLAN:
13. Air intake openings (to include roof-mounted HVAC equipment) shall be located a minimum of 10' horizontally or 2 feet below any vent or chimney, R303.4.
14. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2006 IRC. Show compliance for all appliances. Confined spaces require a minimum of two 100 SQ. IN. openings, M1702.2.
