Holmes St. Applicant: Vasquez Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FLOOR PLANS: 3. Provide ½" gypsum board on all walls common to the garage and house in compliance with R309.2. FOUNDATION PLANS: 4. All exterior framed walls require continuous concrete footings min. 12"wide x 12" below grade with treated sill plates and anchor bolts per R319.1 & R403.1.6 (including carport and porch enclosures). SECTIONS - DETAILS: 5. Provide a section view drawing of the proposed infill wall design. PLUMBING PLAN: 6. Provide a fixture unit schedule for the entire property (including existing) for the water supply system with appropriate fixture unit values, UPC Tables 6-5. 7. Provide the maximum developed length of water line from the meter the furthest appliance served, the size of the water meter, and the diameter of the water supply line from the meter, UPC Table 6-6. ELECTRICAL PLAN: 8. Provide a separate receptacle to serve each lavatory within 3' of the basin, E3801.6. OUTDOOR LIGHTING CODE 9. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Model plans should specify a minimum lot size for the proposed exterior lighting. 10. Provide cut sheets for all FCO fixtures showing the angle of cutoff, light emissions and fixture wattage.
