COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.1). The Development Designator is "I" (LUC Section 3.2.3.1.B) and the Perimeter Yard Indicator is AA (LUC Section 3.2.6.4).

The required setback for interior lot lines is the greater of six (6) feet or two-thirds (2/3) the height of the structure's wall facing the property line (LUC Section 3.2.6.4). The wall height facing the west property line is ten (10) feet six (6) inches. The required setback is seven (7) feet to the west property line and the proposed setback is six (6) feet three (3) inches.
