COMMENTS: the following comments are relative to an application for a Design Development Option (DDO).


This site is located in the R-2 Zone (LUC Section 2.3.5.2.A.2). The Development designator is "K" (LUC Section 3.2.3.1.C) and the Perimeter Yard Indicator is BB (LUC Section 3.2.6.4).

A DDO is required for the south and west setbacks. The greater of ten feet or three-quarts of the height of the structure's wall facing the setback is required. The setback requirement to both the south and west property line for the second unit is ten (10) feet. The proposed setback is four (4) feet to both the west and south property lines.
