| 08/26/2009 | STEVE SHIELDS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Karama Offices T09CM00695 Site Plan (2nd Review) TRANSMITTAL DATE: August 26, 2009 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance. 2. Zoning was not able to locate the last approved site that you stated was supplied. As this site (the church, Wintrode office & proposed office) work as a single site provide a copy of the last approved site plan for the entire site. 3. D.S. 2-02.2.1.A.8 The six (6) vehicle parking spaces shown along the north side of the proposed office building will require wheel stops to prevent parking vehicle from overhanging the sidewalk. 4. Provide documentation from COT Transportation stating that there will be no intersection widening. D.S. 2-02.2.1.A.19 It does not appear that the future right-of-way (ROW) is shown correctly. Per the MS&R map the intersection widening width is 130' 5. The existing ingress/egress parking & pedestrian easement will need to be modified to include the entire PAAL located south of the Wintrode Office. This comment must be addressed prior to approval of this site plan. D.S. 2-02.2.1.A.20 The sidewalk shown along the west side of the Wintrode Office building is part of the required continuous pedestrian circulation /accessible route a pedestrian access easement is required to allow access to and from the proposed office building. 6. See comment 4 above. D.S. 2-02.2.1.A.21 Show the location of future curb along Fort Lowell Road. 7. This comment was not addressed correctly. As a Religious Use in a C-1 zone has a development designator of "28" and an office use has a development designator of "29" the calculation must be based on the individual development designators. As there are three (3) parcels each FAR must be provided for each parcel. D.S. 2-02.2.A Per D.S. 2-02.2.B When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. This said until the calculation are revised to meet this requirement Zoning cannot verify that calculation are correct. Zoning will review the calculation on the next submittal. 8. Depending on how the above comments are addressed addition comments may be forth coming. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956.
