COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). Based on the provided expansion calculations this review if full code for the area of work only.

2. This comment was not addressed. Based on Keynote 21 new bicycle parking is proposed. Provide a detail including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports. D.S. 2-02.2.1.A.9 Show the required off-street bicycle parking locations on the site plan. Provide a detail including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports.

3. This comment was not addressed. The SVTs shown on sheet SP2 do not appear to be shown correctly and no future SVTs have been provided. Contact your Engineering reviewer for correct existing and future SVTs. D.S. 2-02.2.1.A.10 Show existing and future sight visibility triangles (SVTs) on the plan for the entrance off of 22nd Street.

4. This comment was not fully addressed. Provide dimensions for all existing PAALS on site and the northern most PAAL of the new parking area. D.S. 2-02.2.1.A.11 Provide a width dimension for all parking area access lanes (PAALs) on site.

5. This comment was not fully addressed. Zoning acknowledges that a "PROPOSED MONUMENT SIGN" is shown on the plan. Provide size, and height or note the proposed sign as "PROPOSED MONUMENT SIGN UNDER SEPARATE PERMIT". D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage on the site plan.

04/30/2009 JOE LINVILLE LANDSCAPE REVIEW Denied 1) A 10' wide street landscape border ten (10) feet wide (as measured from the street property line) per LUC 3.7.2.4.A is required along the entire street frontage. Provide dimensions for the landscape border (exclusive of vehicle overhang areas) on the site and landscape plans.

If the landscape border extends into the public right-of-way, approval form the City Engineer, in writing is required prior to plan approval.

2) Revise the landscape plans to locate the 5' high screen along S Olympic Park Dr. in accordance with LUC 3.7.3.2. The screen may only be located in the street landscape border only if it meets the specified criteria.

3) Revise the calculation for vegetative coverage for the street landscape border. Per DS 2-06.3.7, a vegetative screen is not calculated as part of the vegetative coverage.

4) Revise the plans to clarify the extent of the regulatory floodplain on sheet SP6. If there is encroachment into the regulated area, DS 9-06.1.1 requires submittal of Environmental Resource Report and that the riparian habitat on the site be identified and delineated as the Protected Riparian Area. Alterantely, the plans may be revised to show no disturbance of the regulatory floodplain.

5) Revise the Native Plant Preservation to adjust the grading limits such that the grading or disturbance does not occur within 1 and 1/2 times the radius of plants identified as Preserved In Place. LUC 3.8.6.7.C

6) Revise the Native Plant Preservation and Landscape Plans and/or the site/grading plans such that a proposed channel is not shown in the same location as the Preserved in Place plants. DS 2-15.3.4.A
