Edison St. Applicant: Sonoran Design Group Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: 1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 2. Any architect and/or engineer involved in the design of the structure shall seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. FLOOR PLANS: 3. Exterior walls with a fire separation distance less than 3 feet shall have not less than a one-hour fire-resistive rating with exposure from both sides. Projections shall not extend to a point closer than 2 feet from the line used to determine the fire separation distance. Projections extending into the fire separation distance shall have not less than one-hour fire-resistive construction on the underside, 2006 Amendment R302.1. 4. Specify a gas or electric water heater and provide the appropriate connection. FOUNDATION PLANS: 5. Provide sufficient footing support under the pool shed structure, R319,1 R403.1.6. STRUCTURAL PLANS: 6. Justify the wood fence's ability to sufficiently support the pool shed roof system and transfer all loads to the ground, R801.2. SECTIONS - DETAILS: 7. Specify the ledger connections to the supporting walls, R801.2. PLUMBING PLAN: 8. Clarify the source connection of the water supply line to the shop. The site plan specifies connection to the meter and the plumbing plan denotes connection to the house. 9. Provide a fixture unit schedule for the entire property (including existing) for the water supply system with appropriate fixture unit values, UPC Tables 6-5. 10. Specify the diameter of the water supply line from the house to the shop and size accordingly, UPC Tables 6-5. 11. Provide vent piping through the roof so that the aggregate cross-sectional area shall not be less than that of the largest required building sewer, UPC 904.1. ELECTRICAL PLAN: 12. Bathrooms require a separate 20-amp circuit with receptacles within 3' of the basin, E3801.6. 13. Clarify the capacity of the sub-panel (100A or 50A?).
