COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This property is zoned HR-3 and will required review and approval through the Historic Preservation Zone review process. The site plan cannot be approved until approved by HPZ.

2. The building and wall heights indicated on the elevation sheets are to be measured from the adjacent grade not the finished floor. Revise all wall heights.

Provide the wall height for the dormers (3) from the adjacent grade to the top of the wall. By scaling off the plans the height appears to be 21'-6". The required setback from property lines is the height of the wall thus requiring a 21'-6" setback from the west, north and south property lines. Provide dimensions from the property lines to dormer walls. A DDO variance will be required or approval from the HPZ to reduce or waive the required setbacks.

3. The site plan indicates gable end roof types along the south side of the structure. The elevation plans indicate hip type roofs. Clarify.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review includes architectural, electrical, plumbing, mechanical, and energy conservation. The purpose of this review is to verify compliance to the 2006 International Residential Code with local amendments. Other comment references may be derived from additional codes and standards adopted by The City of Tucson. All features have been checked only to the extent allowed by the submittals provided for review. All portions of this project are assumed to meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:
1. Provide two copies of the corrected set of drawings (no clouds or revision numbers please) along with a set of the first submission (cloud corrections on this set please). All corrections and revisions shall be made on original tracings or finished reproducible set. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

STRUCTURAL PLANS:
2. Provide a complete floor framing plan for both the first and second floors specifying the size and spacing of all floor framing members, R501.2.
3. Provide sufficient load transfer from second floor load-bearing walls, R502.4.

SECTIONS - DETAILS:
4. Specify size and location of all roof drains/scuppers from 2nd floor roof deck.

PLUMBING PLAN:
5. Provide the total developed length of the gas piping from meter to the most remote appliance on the system, UPC 1217.0 Table 12-8.
6. Provide a gas-fired equipment specification list, M1302.1.

MECHANICAL PLAN:
7. Flues connected to more than one appliance shall be not less than the area of the largest connector plus 50% of the additional connectors. Water heater typical - 3" flue. Furnace - 4" flue. IRC M1805.3.
