COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). Per D.S. 2-02.2.2.B. The proposed project encompasses five (5) parcels (133-22-500E, 133-22-500F, 133-22-500G, 133-22-500H, 133-22-4970), and it appears to be four (4) different owners. Parcel 133-22-4970 is a stand alone site and due to the expansion requires full code compliance for the entire parcel. The remaining parcels, 133-22-500E, 133-22-500F, 133-22-500G, 133-22-500H, act as one site. As a building area expansion calculation was not provided, but it appears that the proposed INO will not exceed a 25% expansion full code is required for the areas of work only.

2. This comment was not fully addressed. On sheet 1 of 7 show the property lines with dimensions and bearings for parcels 133-22-500E, 133-22-500F, & 133-22-500H. Sheets 2, 3, 4 & 5 should show the property lines with dimensions and bearings for parcel 133-22-500H. D.S. 2-02.2.1.A.5 Clearly show all property lines one the site plan along with dimensions and bearings.

3. This comment was not addressed. Zoning acknowledges that it was agreed that the information was not required for the existing buildings provide the height and dimension for the proposed building. D.S. 2-02.2.1.A.6 For all proposed and existing buildings and structures, provide the size, height, identify any overhangs, canopies.

4. D.S. 2-02.2.1.A.9 Show the required five (5) foot wide access aisle on the Class 2 bicycle parking detail, see D.S. 2-09.5.2

5. D.S. 2-02.2.1.A.9 There appears to be a proposed bollard that might interfere with the required 36" requirement between the rack and a perpendicular obstruction, see D.S. 2-09.5.1.B. If this bollard is to remain show it on the detail and provide a dimension. If the bollard is eliminated demonstrate how a parking vehicle will be prevented from encroaching into the bicycle parking area.

6. D.S. 2-02.2.1.A.10 Please clarify why sight visibility triangles (SVT's) are provided at the end of the drive-thru.

7. D.S. 2-02.2.1.A.10 Provide a far side SVT for the existing entrance/exit from the existing gas station to Kolb Road so that zoning can verify that the proposed monument sign does not encroach.

8. D.S. 2-02.2.1.A.11 Provide a width dimension for the parking area access lane (PAAL) located southeast of the proposed dumpster enclosure.

9. D.S. 2-02.2.1.A.11 Provide a width dimension for the PAAL connect the main shopping center to the existing gas station.

10. D.S. 2-02.2.1.A.12 At the end of the proposed PAAL that connects the main shopping center to the existing gas station either provide some type of barrier to prevent vehicles from crossing the property line or show how this connection will work on the plan.

11. Zoning acknowledges the photometric plan, show the site lighting on the site plan. D.S. 2-02.2.1.A.25 If applicable show all existing and proposed site lighting layout and type.

12. This comment was not fully addressed. Provide the required FAR, required vehicle parking, required and provided loading space and a building expansion calculation. D.S. 2-02.2.2. Provide calculations; Floor Area Ratio (FAR), Vehicle and Bicycle parking, Loading space, and Percent of Building Area Expansion, for parcel 133-22-4970 and separate from the remaining parcels 133-22-500E, 133-22-500F, 133-22-500G, 133-22-500H combined. For all calculations provide the required and provided. The building area expansion for parcels 133-22-500E, 133-22-500F, 133-22-500G, 133-22-500H maybe a negative percentage but is necessary as building area expansions are cumulatively and may effect future development.

13. D.S. 2-02.2.2.A.4 Zoning acknowledges that an agreement was made in regards to the provided number of vehicle parking spaces based on a provided vehicle parking space number on a previously approved site plan. Provide a copy of that site plan with the next submittal.

14. D.S. 2-02.2.2.A.4 The provided bicycle parking calculation shows 2 required and 2 provided. Based on the bicycle parking detail there are eight (8) bicycle parking spaces provided, please clarify

07/20/2009 RONALD BROWN ZONING HC SITE REVIEW Denied 1. The ramp at the East end of the marked crossing shown on the site plan sheet 3 of 7, does not comply with ICC/ANSI 117.1, Section 306.7, no landing at the top of the ramp is provided as per detail 6/6.
2. The detectable warnings shown on the site plan and detail 10/6 do not comply with Section 406.12, 24" deep detectable warning.
3. Final approval can not be provided until results of DSMR (accessible route to all buildings) is provided.

3. Show details of all drainage structures in the DR, including basins and weir details. Show details on how the stormwater discharges from the basins.
4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
5. Fully dimensioned loading space(s) and maneuvering area(s) for the refuse service vehicles per D.S. 2-02.2.1.14.
6. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
7. Add to the Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
8. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The new trash and compact enclosure cannot be accessed by the service vehicle. The max. straight and clear back up distance of 50' for the service vehicle is required. 08/10/2009 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Denied 1. The waste piping shown on the detail utility sheet of the site plan (sheet 5 of 7) appears to indicate that all of the wastes from the building will flow through the gravity grease interceptor. Per Section 1014.3.2.2, UPC 2006, toilets and urinals may not drain through a gravity grease interceptor.
2. The presence of a private manhole in the building sewer will require a General Permit from the Pima County Department of Environmental Quality and a separate plumbing permit from the City of Tucson.
