DS 2-02.2.1.2 A tax parcel combination for all four parcels must be completed prior to approval of the site plan. Provide documentation indicating approval of the tax parcel combination. The site plan will be approved conditionally once this is the only remaining comment. A hold will be placed on any building permits being issued until the lot combo has been completed. 2. DS 2-05.2.2.B.6 If the DSMR (D09-08)is approved for this project, please add the DSMR number, date of approval, what the DSMR is applied and approved for, and any conditions of approval on the site plan as a general note on sheet C-1. The indicated date of approval is incorrect as the DSMR has not been approved as of this review. 3. DS 2-02.2.1.7 In the zoning code check portion of sheet C-1, change the minimum setbacks from rear and side yard to the south property line and west property line. 4. DS 2-02.2.1.20 If applicable, all easements of record and proposed easements must be shown on the plan together with recording docket and page. Per letter from Damian Fellows and a search of aerial photos (power poles and overhead electrical lines) the 20' wide parcel located along the south side of this project appears to be a utility easement. Provide recording docket and page information on the site plan and clearly indicate the location and use of the easement on the site plan. It appears that building unit #1 will encroach into this easement. Provide written documentation, from any and all utility companies which may have a claim to this easement, clearly indicating their approval for construction within this easement. 5.
