This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). Per D.S. 2-02.2.2.B When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. This said as a copy of the last approved overall site plan was not provided and all calculations are not based on the entire site zoning cannot verify if full code compliance is required for the entire site at this time. Once the required calculations for the entire site are provided additional comments may be forth coming. 2. Provide a copy of the last approved site plan. 3. D.S. 2-02.2.1.A.2 Provide a property description (legal description) on the site plan. 4. D.S. 2-02.2.1.A.4 Provide a Location Map that meets the requirements of D.S. 2-05.2.1.D on the site plan. 5. D.S. 2-02.2.1.A.5 Clearly show the property line along Irvington Road on the site plan along with the dimensions and bearings. 6. D.S. 2-02.2.1.A.6 For all existing and proposed buildings and structures, provide the height and identify all canopies and awnings on the site plan. 7. D.S. 2-02.2.1.A.10 Show both existing and future sight visibility triangles (SVTs) on the plan. The Future SVT should be shown based on the location of future curb not as shown on the plan. 8. D.S. 2-02.2.1.A.11 Clearly shown the vehicle and pedestrian circulation on the plan. If vehicle circulation is planned for the north and west side of the proposed expansion than per D.S. 3-05.2.2.B.1 A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. 9. D.S. 2-02.2.1.A.13 If applicable show the location, type, size, and height of existing and proposed signage. 10. D.S. 2-02.2.1.A.19 Provide a fully dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way for Irvington Road. 11. D.S. 2-02.2.1.A.20 If applicable show all easements of record must be graphically shown on the plan together with recording docket and page reference. 12. D.S. 2-02.2.1.A.25 If applicable show all existing and proposed lighting layout and type. 13. D.S. 2-02.2.1.A.28 Provide existing zoning of parcel and adjacent parcels, including those across streets and alleys. 14. D.S. 2-02.2.1.A.31 Provide the existing and proposed use on the plans. The use should be listed as "UTILITIES USE GROUP, DISTRUBUTION SYSTEM 34, SUBJECT TO SECTION 3.5.11.1.A, .B, AND D. 15. D.S. 2-02.2.2 Per D.S. 2-02.2.2.B When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met. This said revise all calculation required under D.S. 2-02.2.2 to meet this requirement. Review the requirements listed under Development Designator 34 prior to revising the calculations. 16. Depending on how the above comments are addressed addition comments may be forth coming.
