TRANSMITTAL DATE: February 6, 2009

COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for full code compliance for the parking area reconfiguration only. As a vehicle use area expansion calculation and a site area expansion calculation was not provided on this site plan additional comments may be forth coming once the above calculation have been provided.

2. Either a Pima County Lot Combination and a Covenant Regarding Development and Use of Real Property or a cross access agreement for all of Tucson Federal Credit Union's parcels will be required once the alley has been abandoned. At a minimum lots 122-18-274A, 122-18-2730 and the abandoned alley will need to be combined utilizing the above documents.

3. Also some type of cross access agreement will be needed for parcel 122-18-2720, owned by Our Town Family Center, as they currently have access to the alley.

4. The abandonment of the alley must occur prior to the approval of this site plan if the proposed parking is the back out into the existing alley.

5. D.S. 2-02.2.1.A.7 Zoning acknowledges that the required one (1) foot setback from the proposed covered parking to the parking area access lane is shown on detail 12/C3, please shown the one (1) setback on the site plan.

6. D.S. 2-02.2.1.A.8 Detail 2/C3 the wheel stop dimension is not shown correctly, see D.S. 3-05.2.3.C.2 and D.S. 3-05.0 Figure 5.

7. D.S. 2-02.2.1.A.10 Show all required sight visibility triangles (SVT's) on the site plan.

8. D.S. 2-02.2.1.A.12 Provide a dimension from the east edge of the PAAL to the east property line.

9. D.S. 2-02.2.2.A.1 Once the alley is abandoned and combined with the other parcels revised the Site Area.

10. D.S. 2-02.2.2.A.3 Provided a floor area ratio (FAR) allowed and provided on the plan.

11. D.S. 2-02.2.2.A.4 Provide a vehicle parking calculation that includes the required and provided. Per discussions with Staff this calculation will include the site to the south. Zoning recommends that the calculation reads as follows:
Existing office building:
1st Floor 12,775/200 = 64
2nd Floor 6,025/250 = 24
Total = 88
Existing Credit Union 6,000/175 = 35
Total Required = 123
Total Provided = 132

12. D.S. 2-02.2.2.A.6 Provide a vehicle use area expansion calculation on the plan.

13. D.S. 2-02.2.2.A.6 Provide a lot area expansion calculation on the plan. The alley abandonment constitutes a lot area expansion.

14. Depending on how the above comments are addressed addition comments may be forth coming.
