| 09/21/2010 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens Lead Planner PROJECT: T09CM00265 3050 N. Swan Rd. Site Plan TRANSMITTAL DATE: 09/21/10 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. DS 2-02.2.1.2 The tax parcel combo appears to have been completed. Provide documentation showing that the covenant regarding development and use of real property has been recorded. Provide docket and page recording information for the covenant on the site plan. 2. DS 2-02.2.1.9 Bicycle parking provided on the site plan does not meet the requirements of revised DS (Development Standard) 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. The above comment, per discussion with Erin, will be addressed through the DSMR process. Provide on the plan the DSMR case number, date of approval, what the request is for and any conditions of approval. Place the DSMR case number near the lower right corner of all sheets. 3. DS 2-02.2.1.11 Provide the recording docket and page information for all easements. 4. DS 2-02.2.1.12 The proposed pedestrian circulation path indicated as connecting to the adjacent property will be required to be constructed of concrete and physically separated from vehicular use areas. ( at the north ends of the existing carport covers) The landing area indicated at the landscape island will also be required to be constructed of concrete. Truncated domes will be required at the ends of the sidewalks where they connect to the striped crosswalks. See handicap comments. 5. DS 2-02.2.1.14 The indicated curved loading zone does not meet the requirements of the 12X35 area required. Revise. (straightening of the inside line to meet the 12X35 would meet this requirement) 6. Based on changes to the plan and responses to above comments additional comments may be forth coming. If you have any questions about this transmittal, please call Terry Stevens, (520) 837-4961 C:\planning\cdrc\DSD\T09CM00265-2.doc |
