This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html GENERAL NOTES: " Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1. FOUNDATION PLANS: 1. Show compliance with termite treatment, R320 as amended. 2. Show or note a metal pedestal with 1" space above the floor surface at Detail 13/S2.1, R319.1.4 exception 1. 3. Show the 6" minimum foundation height above finished grade at Detail 11/S2.1, R404.1.6 and exterior wood siding with a 6" clearance above the ground, R319.1 item 5. STRUCTURAL PLANS: 1. Provide ceiling joist sizes and spacing in compliance with Table R802.4. 2. Provide a minimum opening of 22" by 30" for access and ventilation between existing and new attic areas on the Roof Framing Plan, R807. Also, show the location of the attic access, R807.1 SECTIONS - DETAILS: 1. Revise the tempered glazing reference at Note #4 sheet A-2 to R308.4. 2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d (Wall Section sheet A-3). 3. Specify at Note #5 sheet A-3 a veneer moisture barrier and anchoring method compliant with R703.2 & R703.7. PLUMBING PLANS: 1. Clarify the point of connection of the new hot and cold water lines to existing service pipes. The supply pipes must be evaluated for sufficient size for controlling excessive flow rates, UPC 610.3. Provide pipe sizes (diameter & length), average pressure and a complete fixture unit schedule with existing fixtures, UPC 610.8, Table 6-6. Existing water pipes may require replacement to larger sizes. 2. Clarify the point of connection and size the supply pipe for the connected demand. Include the BTU demand and length of line to each gas appliance sharing a supply line, size and length of each branch, and the total demand and total developed length from the meter to the most remote appliance on the system. UPC 1217.2, & Table 12-8. Existing gas pipes may require upgrading. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). 2. Show the location of the Ductless Heat Pump on the Mechanical Plan, M1302.1. 3. Show location of access, catwalk and working platform for heating or air conditioning equipment located in the attic. Show provisions for and route of secondary condensate drain, M1305.1.3. 4. Show a secondary condensate drain line from interior equipment to a conspicuous point of disposal, M1411.3.1. 5. Show the kitchen exhaust fan minimum 100 CFM rating, M1507.3. 6. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). 7. Show a minimum 2' termination above any roof point within 10' measured horizontally, and not less than 3' above the point where the chimney (metal pipes) passes through the roof, G2427.5.3. ELECTRICAL PLANS: 1. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 2. Note bonding of metallic gas lines on the Riser Diagram, E3508. 3. Show the location of a receptacle outlet and light switch for attic heating and air conditioning equipment.
