RESUBMITTAL REQUIRED: Site Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the Site Plan.

Site Plan:

1. The most recent aerial photo of the building does not match what is depicted on the site plan. Please modify site plan to represent what is actually onsite. Specifically explain and/or clarify that covering located within the southwest portion of parcel..
2. Provide North arrow and standard engineering scale, having no more than fourty feet to the inch per D.S. 2-02.2.1.1.
3. Please revise location map per D.S. 2-02.2.1.4. Location map shall be drawn on the first sheet, preferably in the upper right corner. The map should cover approximately one (1) square mile, be drawn at a minimum of 3" = 1mile, and provide the following information:
1. Show the subject property approximately centered within the one (1) square mile area.
2. Identify conditions within the square mile area, such as major streets and watercourses.
3. Section, Township, and range; section corners; north arrow; and scale will be labeled.

4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
6. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
7. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
8. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along Stone Ave. The curbs should be constructed at the edge of pavement and entirely on the subject property, which must also be depicted on the site plan.
9. Indicate curb returns for MS&R and call out radius on plans.
10. DS Sec.2-02.2.1.A.12: Revise the site plan to show the required 6-foot wide sidewalk with curb along the street frontage of Stone Ave. Provide dimensions on site plan to show the 6-foot width. Per the adopted Mayor and Counsel policy all sidewalks along MS&R right-of-ways for arterial and collector streets require 6-foot wide sidewalks.
11. Dimension all sidewalks on site plan.
12. Show the limits of the 100-year floodplain and water surface elevation per D.S. 2-02.2.1.15.
13. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
14. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. As part of the site submittal requirement estimated cut and fill quantities are required to be indicated on the plans so that it is clear to the inspector that no cut in fill is to be taking place. If no cut and fill is taking place indicate the quantity of zero (0) on the plan. Estimated cut and Fill: Cut = 0 and Fill = 0 will suffice.
15. DS Sec.2.02.2.1.A.16: Provide drainage arrows and locations of all concentration points. Specifically show roof drainage direction and down spout locations at pedestrian circulation areas. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required, refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow.. Ensure that all site related details are in engineering scale.
16. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
17. DS Sec.2-02.2.1.A.18: Revise the site plan to call out Stone Avenue as a Major Streets and Routes (MS&R). Provide a note stating that the site plan is in conformance with the MS&R overlay zone criteria.
18. DS Sec. 2-05.2.4.H.2: Provide the right-of-way (ROW) recordation information for Stone Ave and Mable St.
19. Verify that all easements of record are graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20. All easements for existing and proposed utilities (water, gas, electric) and public/private sewer lines must be shown graphically on the plan.
20. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
21. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Provide contour interval on plan below north arrow and scale.
22. Verify that all fences, walls, or vegetation for screening and sight visibility are indicated by type, material, height, location and spacing per D.S. 2-02.2.1.27.
23. Provide the site plan activity number in the lower right hand corner of each sheet.
24. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
25. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
26. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
27. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
28. All symbols on plans need to be indicated in legend. Indicate all symbols in legend including any new symbols (ie drainage).
