SCOPE OF REVIEW: THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, IECC AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2006 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL. GENERAL REQUIREMENTS: 1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ΒΌ INCH = 1-FOOT SHALL BE USED FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE. 2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS. 3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES. SITE PLAN: 1. SHOW THE ROUTE OF THE UTILITY LINES. FOUNDATION PLANS: 1. SOME FLOOR JOISTS AREN'T SUPPORTED BY THE PIERS. ARE THEY SPANNING THE 8'? FLOOR PLANS: 1. THE "DEN/COMPUTER ROOM" REQUIRES FRESH AIR EITHER BY WAY OF A WINDOW OR BY MECHANICAL MEANS. R303.1 STRUCTURAL PLANS: 1. THE 2X4 @ 14"OC APPEAR TO BE OVER SPANNED. THE PIERS AREN'T SUPPORTING SOME OF THEM. 2. THE BOTTOM OF THE FLOOR JOISTS ARE REQUIRED TO BE PRESSURE TREATED OR A NATURALLY DURABLE WOOD, ie REDWOOD, IF LESS THAN 18 "ABOVE GRADE . THE 4X4 BEAM IS REQUIRED TO BE 12" ABOVE GRADE OR BE OF A NATURALLY DURABLE WOOD OR BE PRESSURE TREATED. R319.1 ITEM 1 3. THE 4X4 APPEARS TO BE OVER SPANNED CARRYING THE FLOOR JOISTS. PLEASE JUSTIFY THE 4X4. 4. THE CROSS SECTION IS INCOMPLETE. PLEASE ILLUSTRATE THE WALL'S PLATES, THE FOUNDATION'S PIERS, THE RAFTER AND FLOOR JOIST CONNECTIONS TO THE EXISTING HOUSE. 5. THE CROSS SECTION SHOWS AN OVERHANG BUT THE FRAMING PLAN SHOWS NONE. PLEASE BE CONSISTENT. 6. PLEASE SPECIFY THE SLOPE OF THE ROOF. SHINGLES AREN'T PERMITTED ON SLOPES LESS THAN 2:12.
