| 10/14/2010 | JASON GREEN | ENGINEERING | REVIEW | Denied | DATE: October 14, 2010 SUBJECT: 3607 E Speedway Blvd Final Grading Plan Submittal- Engineering Review TO: MPE Attn; Lisa Bowers LOCATION: T14S R14E Sec04, Ward 6 REVIEWERS: Jason Green, CFM ACTIVITY: T09BU01778 (Grading Plan) SUMMARY: Engineering Section of Planning and Development Services Department (PDSD) has received and reviewed the proposed final grading plan for the above referenced property. The Engineering Section does not recommend approval of the final grading plan at this time. Per a field investigation conducted by the PDSD Engineering Inspector the following items must be addressed on the final grading plan: GRADING FINAL COMMENTS: 1) Per the PDSD Policy (# 2008-04 (I) Re.6gm) all proposed revisions to an approved site plan or grading plan shall be documented, reviewed and approved. For all revisions to an approved plan the revised plan set must be documented with a revision letter form the Engineer of Record describing the revisions. 2) A Registered Civil Engineer must certify that this project was constructed in substantial conformance with the approved plans prior to final inspection. The "Results of Survey Sheet" provided for review (even though stamped by the Civil) did not satisfy this requirement. The final grading plan (As-Built) must show all areas of revision and/or improvements that were necessary due to field conditions and must reflect the approved grading plan in all other areas. The final grading plan must show all revisions on all sheets were the improvements have changed, been omitted, added, etc since these will be the sheets submitted for recordation purposes. 3) The final grading plan does not include the revision to the handicap ramp located along Speedway Blvd. Per the Engineering Inspector the existing ramp was demolished and a new ramp was constructed in its place. The new ramp must meet handicap accessibility and will require a review and approval through Ron Brown, RA Structural Plans Examiner. This change may necessitate the need for a revised site plan along with the grading plan since the change falls under the Tier 2 revision list per the referenced policy. GENERAL COMMENTS: Please provide a revised Final Grading Plan that addresses the comments provided above. Include the required revision letter from the Engineer of Record. Further comments may be generated upon resubmittal of the plan review. For questions or to schedule appointments call me at 837-4929.
