Engineering Division does not recommend approval of the site plan or grading plan at this time. The following items need to be addressed: NEW COMMENT: " Remove the Architect Seal from the plan since the plan was prepared, sealed and signed by the civil engineer. Or provide the signature and date of the Registered Architect on all sheets. SITE PLAN COMMENTS: 1) Acknowledged. 2) Restated: Revise the site plan sheet to provide the correct activity numbers assigned to this project. The reference to the FUP should read "T10OT00094" not T0DT00094. 3) Completed. 4) Completed. 5) Completed. 6) Restated; DS Sec.2-02.2.1.A.8: Provide a cross access and cross parking agreement between the existing 2 lots. Or provide a lot combination approval through the Zoning Section. 7) Restated: DS Sec.2-02.2.1.A.8: Revise the plan set to label the minimum 24-foot PAAL widths at all PAAL intersections, property lines and adjacent to both proposed refuse container locations. This was not fully addressed at the refuse locations. A minimum 24-foot clear PAAL width must be labeled even when the refuse container door is open. 8) Acknowledged. Per the plan set the proposed chain link fence crosses the sidewalk and does not label a pedestrian access gate, revise. Refer to comments from Ron Brown, RA Structural Plans Examiner for all onsite handicap and ANSI Standard requirements that apply to this project. 14) Acknowledged. The redline comment did not apply to the loading zone. Revise the detail to clearly label the minimum 5-inch thickness for the concrete slab. 18) Restated: DS Sec.2-02.2.1.A.32: Provide written approval from Environmental Services for refuse maneuverability. Provide the required 14-foot by 40-foot clear approach and verify the maximum allowed back up distance for maneuverability. Refuse vehicles can not back up into required parking spaces. 19) Be advised that further comments may be forth coming on resubmittal of the site plan and grading plan. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed. 2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site plan with the next grading plan submittal. 3.
