SUMMARY: Engineering Division of Development Services Department is unable to complete review of the proposed grading plan for the above referenced property. Engineering Division is requesting that copy of approved tentative plat and/or development plan be submitted prior to any further review. Regulatory flow indicated within 1st Ave, therefore it is important that the floodplain limits are determined in the report and indicated on the plan, if the floodplain is on site. Floodplain limits along with pertinent information should be added to the plan, such as the water surface elevations and associated cross sections. Please ensure that cross section is provided along the upstream side of proposed building. Response: Provide ponding limits on site plan to reflect ponding exhitbits per drainage report. 22. Please include a response letter to the comments along with the corrected copies of the Drainage Statement. 2. A Hydrology report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2, therefore the drainage statement is not acceptable. Flows along First Avenue are indicating flows of 300 cfs. Response: Site plan is indicating flows of 743 cfs floodplain limits need to be identified separate from FEMA Zone X designation. Since flows are greater than 100 cfs the flows are jurisdictional and subject to the requirements as described. Respose: Meeting with Laith clarifies that reduced drainage discharge is due to detention. 3. Complied 4.
