21. Provide limits of 100-year floodplain limits on grading plan. Regulatory flow indicated within 1st Ave, therefore it is important that the floodplain limits are determined in the report and indicated on the plan, if the floodplain is on site. Floodplain limits along with pertinent information should be added to the plan, such as the water surface elevations and associated cross sections. Please ensure that cross section is provided along the upstream side of proposed building.

Response: Provide ponding limits on site plan to reflect ponding exhitbits per drainage report.

Drainage Statement: Denied

1. Please include a response letter to the comments along with the corrected copies of the Drainage Statement.
2. A Hydrology report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2, therefore the drainage statement is not acceptable. Flows along First Avenue are indicating flows of 300 cfs.

Response: Site plan is indicating flows of 743 cfs floodplain limits need to be identified separate from FEMA Zone X designation. Since flows are greater than 100 cfs the flows are jurisdictional and subject to the requirements as described.

Respose: Meeting with Laith clarifies that reduced drainage discharge is due to detention.

4. In drainage statement provide discussion and explanation of pre-development and post-development flows for existing pipe that crosses site and appears to be exit into northern property. If there is an increase in flows authorization from off site property owner may be required. Notarized documentation will be needed to direct flows into neighboring property. Authorization to do so will be required prior to approval.

Response: In addition to comment 4, provide discussion in report indicating where outlet of the existing pipe is located and include ownership.

Response: Discussion with Laith clarifies that pipe is existing. If this is not true please clarify.

5. Finshed Floor is estabished per drainage report. Therefore, Floodplain Use Permit will be required.

5. Additional comments may be forthcoming.

Geotechnical Report: Approved
