10/20/2009 | LAITH ALSHAMI | ENGINEERING | REVIEW | Denied | Laith Alshami, Engineering and Floodplain Review, 10/28/2009 The Costco #407 Parking Addition Grading Plan Comments: 1- Parks and Rec. is requiring a land dedication for a trail. This issue needs to be resolved before Grading Plan can be approved by Engineering and Floodplain Review. 2- Label the plans as "Grading Plans" instead of "Improvement Plans". 3- Provide the "T09BU01550" case number in the Tile Block. 4- Show and label grading limits. Include the grading limits symbol in the legend. 5- Show the Basis of bearing and the tie between the Basis of Bearing and the subject parcel. 6- Show the location of the basis of elevation. 7- Add the following statement to Grading Note #38: "OR SCHEDULE INSPECTIONS ONLINE AT: http://WWW.CI.TUCSON.AZ.US/DSD/ONLINE_SERVICES/ONLINE_PERMITS/ONLINE_PERMITS.HTML". 8- Revise Grading Note #36 to read as follows: "Any proposed engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it". 9- Revise Grading and Drainage Note #10 to read as follows: "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work". 10- Cut and fill slopes shall be treated and stabilized in accordance with the Geotechnical Report recommendation. Provide a copy of the Geotechnical Report and revise Grading and Drainage Note #24 accordingly. 11- Clarify on the plan, where the flush curb (Key Note #5) begins and ends. 12- Considering the information provided in Detail J/C1.2, 2:1 slope might be too steep for 1"-3" dumped riprap. Either verify that the riprap will stay in place especially with the runoff, which will impact the dam or change the size and the slope of the rock. 13- Provide the slope, the size and the thickness of the riprap shown in Cross Section B-B in Detail J/C1.2. 14- The footing of the proposed wall, shown in Detail A/C1.2 and C/C1.2, must be completely within Costco property. Revise the detail accordingly. 15- Provide the material of the storm drain pipe described in Key Note #12. 16- It appears that the runoff from swale A/1.3 will discharge onto the adjacent parking entrance. Clarify on the plan how the runoff is proposed to discharge onto the pavement. 17- Provide a detail of the proposed riprap near the north parking entrance. Include filter fabric underneath the riprap. 18- It is not clear where the parking spaces width is shown. The width shall be in accordance with Development Standard 3-05.6.0. 19- Provide all curb return radii. 20- Resubmit the redlined grading plan with future Grading Plan submittals for comparison. 21- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made. 22- Additional information may be required with next submittal.
