Engineering Division does not recommend approval of the building plan at this time. The following items need to be addressed to the next submittal:

BUILDING PLAN:

1. Building plan and Drainage Report Datum appear to be different. Please revise so that Building Plan and Drainage report elevations are on the same datum.
2. Provide water surface elevations for wall detail(s) A - Wall opening detail and B - Wall spacing detail.
3. Check drawing to ensure that elevations for topography are shown on site plan.
4. Revise plan to show 2' setback from property line for proposed wall.
5. Additional comments may be forthcoming.

DRAINAGE REPORT:
1. Verify that site plan and topo on site plan are on the same datum.

COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Along the north property line the wall is indicated as being built over an easement. Provide written documentation granting approval for building over the easement from all affected utility companies.

2. This property is currently in review for a rezoning of a portion of the property. Zoning strongly suggests that you contact Michael Wyneken with Rezoning to verify any possible rezoning conditions that may affect the type, style, height, location or configuration of the proposed wall.

3. At the time of submittal it was noted to see letter from C. Gross. Pleas provide a copy of the letter for review purposes.
