1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed site plan for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. Please address the following review comments prior to the next submittal.

Please include a response letter to the comments along with the corrected copies of the site plan, grading plan and drainage report with the next submittal.

Site Plan:


1. Provide property description per D.S. 2-02.2.1.2.
2. Provide lot dimensions and bearings on site plan per D.S. 2-02.2.1.5
3. It appears that the site plans and grading plans are using detail sheets and other provided information interchanging. Please separated site plan from grading plan or re-label plans to read site/grading plans.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Verify that all existing and future sight visibility triangles have been depicted properly per D.S. 2-02.2.1.10.
6. DS Sec.2-02.2.1.A.11 & DS Sec.3-01.3.2.C: Indicate curb returns for MS&R and call out radius on plans. Curb returns are required for driveways along MS&R's, please depict and label 25-feet radii concrete curbs per City of Tucson/Pima County Standard Detail 213 (PC/COT SD 213) at the driveway entrance along 22nd Street and Swan Road or provide letter or email from Transportation indicating that curb returns are not required. A detail for the dimension of the proposed scuppers that are used for collecting onsite roof drainage at all pedestrian sidewalk is required; refer to City of Tucson details. Any scuppers proposed under the sidewalk will be designed and constructed to convey the 10-year flood flow. Provide a drainage statement showing scupper calculations that demonstrate that the 10-year flood flow is contained under the sidewalk.
15. Please show dimensioned right-of-way, including median and curbs per D.S. 2-02.2.1.19. (See details included for reference).
16. DS Sec.2-02.2.1.A.18: Provide a note stating that the site plan is in conformance with the MS&R overlay zone criteria.

23. Show site plan, grading and floodplain use permit number on all sheets of the associated sheets in the lower right hand corner of all sheets of the submitted plans per D.S. 2-02.2.1.29.
24. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address.
25. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
26. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
27. List the consulting drainage engineer on the plans with the pertinent information.
28. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
29. All symbols on plans need to be indicated in legend. Indicate all symbols in legend.

Grading Plan:

1. Add the following notes to the Grading Plan notes:
A. "The approved Grading Plan is the only acceptable construction plan on-site. The Contractor may not use any other plans, such as an approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might be included on the approved grading plan but needed for completion of work."
B. "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."
2. Revise location map to meet minimum location map requirements. Location map on cover sheet meets minimum requirements. To use the same location map change title to read Site/Grading Plan.
3. Show limits of grading on grading plan.
4. Show cross section with transverse and longitudinal slopes.
5. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance.
6. Call out surface paving material and provide detail(s) for surface material.
7. A permit or a private improvement agreement will be necessary for any work performed within the Right of Way. Contact Permits and Codes at (520) 791-5100.
8. Provide the water surface elevations and limits of the 100-year floodplain on the grading plan.
