The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed. 2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal. 3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming. Cherry Ave. Grading plan T09BU01106 (First Review) T15S, R14E, Section 06 RESUBMITTAL REQUIRED: Grading Plan and Drainage Statement. The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. The grading plan cannot be approved prior to the Site Plan. 3. Add the following notes to the grading plan: " "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved the Site Plan, Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." " "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation." " "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 4. Please include a response letter to the comments along with the corrected copies of the DS. 2. A Drainage Statement is a brief description of drainage conditions applicable for a site which are not affected by 100 year flows of 100 cfs, of more……per S.M.D.D.F.M., chap. II, 2.1.2. The DS must be submitted along with the site plan and accepted with the approval of the grading plan. 3. The content and format of the Drainage Statement should follow S.M.D.D.F.M., chap. II, 2.2. 4.
