The Grading Plan (GP) and Drainage Report (DR) Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. Remove the "Preliminary Review" stamp across the engineers seal. 3. Complete Grading plan number (T09BU01039). 4. All SVT's shall be shown on the grading plan (future and existing). This includes the future face of curb. See redlines. 5. Provide pedestrian access to the refuse enclosure from the proposed building. 6. Show a distance between the landscape area at the NE corner of the new building and the center of the concrete flow gutter. 7. Call out the grade breaks at both entrances. 8. Provide additional elevations and/or drainage arrows with the percent slopes for the north parcel. 9. Call out the surface material adjacent to the 12'x35' loading zone. 10. Add the book and page for the basis of elevation. 11. Provide depressed curbs at the landscape water harvesting areas in order to receive stormwater (typ). 12. Show typical cross section of P.A.A.L. with transverse and longitudinal slopes. 13. A permit or a private improvement agreement might be necessary for any work performed within the Right-of-way. The DR has been conditionally accepted with one remaining comment. 2.
