SITE / GRADING PLAN CONDITION OF APPROVAL: 1) On Landscape Plan/NPPO sheet, assure floodplain information matches overlay, site and grading plan sheets. SITE / GRADING PLAN CONDITIONS OF PERMITS: THE FOLLOWING 6 CONDITONS APPLY TO THE GRADING PERMIT T09BU00774: 1) All future improvements (walls, fences, pool, and detached or attached accessory structures) will require separate permit for review and approval. 2) If grading construction is expected to last longer than the expiration date of the grading permit, contact DSD to renew/extend the Grading Permit. If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. 3) The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all erosion control measures have been completed in accordance with the approved grading plan and grading permit. 4) Subject property is currently located within a Shaded Zone X 500-year floodplain as shown on the Flood Insurance Rate Map (FIRM), Community- Panel No. 040073-04019C-2257K, effective date July 24, 2000. A future 'A Zone' may apply after the next series of FIRM's expected in the Fall 2010. FEMA Flood Insurance may apply in the future. 5) Any construction for this lot after upcoming effective date of the expected future FIRM panel designation to Zone A may require a LOMR submittal and approval prior to approval of further permits. 6) If disturbance during construction exceeds approved limits, additional overlay and plan reviews may be required. For resubmittal, please provide the 2 copies of the revised Landscape plans prior to picking up permits to assure correct floodplain data is labeled on Landscape plans. This may be done over the counter. I can be reached at 837-4934 if you have questions. Elizabeth Leibold, PE Civil Engineer Engineering Division Planning & Development Services Department |
