The following information is required: GRADING PLAN COMMENTS: 1) Clarify General Note # 6 on the grading plan sheet regarding 100-year floodplain conditions for site, and any need for an elevated finish floor, based on hydrology report. Although the subject property is located within a Shaded Zone X 500-year floodplain as shown on the Flood Insurance Rate Map (FIRM), Community- Panel No. 040073-04019C-2257K, effective date July 24, 2000, there may be local 100-year floodplain. 2) TC Sec.26-5: Provide an engineering study prepared by a state-registered professional civil engineer that addresses the requirements outlined in section 26-5.2 if it is determined by the civil engineer that this property is affected by a regulatory 100-year floodplain. Provide hydrology report addressing the following items: a) Show existing culverts entering/exiting site from offsite watersheds. b) Label type, size, length, and inverts for pipes in report exhibit and on site/grading plan. c) Explain impact of potential flow from these pipes and proposed FFE. d) Describe floodplain conditions for this property. 3) Provide 2 separate cross section through the house (North-South and East-West) showing all dimensions, setbacks, elevations (existing and proposed), etc to verify conformance with the grading standards and to show any extended pad erosion protection if affected by floodplain. 4) Revise the grading plan sheet to label the proposed spot elevations on the plan to show access road elevations, drainage, slopes and driveway access to the proposed residence. 5) Plans may be titled Site/Grading Plan for resubmittal if all the grading information is provided on plans. Otherwise separate grading site plan sheets are acceptable. 6) Provide total disturbance area. 7) Label driveway material. Label spot elevations for driveway showing all-weather access from access easement to house. 8) If pad is in a jurisdictional floodplain show minimum 25-ft pad setbacks per Floodplain Ordinance. 9) Label minimum FFE for proposed house if it is within a jurisdictional floodplain. 10) All plans (Overlay, grading and site plan sheets, and SFR Site Plan) must match. All comments posted under the Overlay review, Activity #T08SA00370, must be shown on plans prior to approval. 11) Topography does not reflect conditions for site. Revise. Show elevated access road at frontage and to north of proposed house. 12) On Landscape Plan/NPPO sheet, assure floodplain information matches overlay, site and grading plan sheets. 13) Utility easements are shown at location of entrance to (4)24-in CMP pipes. Relocate so that there is no conflict with conveyance area for pipes. For resubmittal, please provide the 2 copies of the revised grading plans with supporting documents including hydrology report, floodplain use permit application if applicable, response letter, and any other supporting documentation.
