SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T09BU00442), Drainage Report (Patterson Hydrology Drainage Engineering, Inc., 01AUG08, revised 31JUL08) and Stormwater Pollution Prevention Plan (Patterson Hydrology Drainage Engineering, Inc., 10JUL09) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed:

GRADING PLAN COMMENTS:

1) Restated: Provide a copy of the last stamped approved Development Plan (D08-0021). The grading plan can not be approved until verification that all details, locations, dimensions, and plan profiles match the approved Development Plan. Verify all information associated with the Development Plan and Drainage Report is shown on this grading plan that will be used as the construction document.

2) Restated: Restated: Provide a notarized signed letter from the adjacent property owner (7575 S Old Vail Road) and a temporary construction easement for the proposed re-grading of the existing channel (per Page 7 of the Drainage Report) that is located offsite. All offsite grading and improvements on adjacent properties require a signed written agreement and a temporary construction easement from the owner and adjacent property owner for any proposed improvements. This Grading Plan will not be approved until after the approval of the agreement and temporary construction easement.

3) Restated: Revise the proposed grading plan to label and dimension all proposed drainage infrastructure and construction details per the Drainage Report and Geotechnical Report. Specifically:

a) Restated: 1) Revise Detail 11/SD6 to correctly label the minimum 0.5% basin bottom slope. The detail differs from plan view and the other associated details. 2) Revise Detail 9/SD5 to call out the filter fabric specifications for construction purposes.

b) Restated: Revise Keynote #29 on Sheets SD1, SD2 and SD2.1 to provide the reference for Detail 10/SD5 for the proposed culverts.

GENERAL COMMENTS:

Provide a revised grading plan, SWPPP, Floodplain Use Permit application (T08OT01846), notarized agreements, temporary construction easement and the last approved Development Plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Enclose "redlines" with the resubmittal package.
