SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T09BU00091), Drainage Report (Patterson Hydrology Drainage Engineering, Inc, 20JUN07), Geotechnical Report (Speedie and Associates, 19FEB07) and Stormwater Pollution Prevention Plan (DCC, 19JAN09) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. The following items need to be addressed:


GRADING PLAN COMMENTS:

1) Remove the wording "Preliminary Review Not for Construction or Recording" over the Engineer of Record seal prior to resubmittal for stamped approval of the grading plan.

8) Acknowledged. However there is confusion between plan view, Keynote #24 and Detail H, clarify. Keynote #24 references Detail H on Sheet 3 for all proposed scuppers. Detail H will satisfy the proposed scuppers within the public right-of-way, however per the Keynote all scuppers proposed under the onsite sidewalks need to be constructed as a Type 2, 3 cell scuppers, clarify. For clarity maybe provide, adjacent to the keynote call out, in plan view the number of cells proposed at each location and or provide a separate detail for all onsite scuppers if they are to be built different (per last submittal these were to be Type 1 scuppers).

10) Acknowledged. However per that conversation it was recommended that the applicant talk with Ron Brown, RA Structural Plans Examiner to verify that all onsite ADA routes meet the minimum accessibility requirements to prevent field revisions and/or grading plan revisions.

STORMWATER POLLUTION PREVENTION PLAN: The proposed SWPPP meets the minimum requirements of the AzPDES Construction General Permit (CGP), however 3 copies are required for stamp approval. Provide 3 copies with the next grading plan submittal for Engineering stamp approval.

GENERAL COMMENTS:

Please provide a revised grading plan that addresses the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments. Also resubmit 3 copies of the SWPPP for stamp approval, 1 copy of the Drainage Report and 1 copy of the Geotechnical Report for record keeping purposes. Enclose "redlines" with the resubmittal package.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. It appears that the Grading Plan my match the approved Tentative Plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
04/07/2009 ANDREW CONNOR NPPO REVIEW Approv-Cond Landscape / NPPO have conditionally approved the Grading Plan. The condition is all engineering comments and concern are addressed prior the NPPO approval stamp.
