RECEIVED: Overlay Zone Review (ERZ) on October 10, 2008

The subject submittal has been reviewed. We offer the following comments:

1. It appears that the proposed structure encroachment on the Tanque Verde floodplain is self imposed. The site appears to have ample flood-free area to install the proposed building. Address this issue and revise as needed.
2. Include in the text and show on the appropriate exhibits the required fencing around ERZ areas that are not proposed to be disturbed, to prevent accidental encroachment on these areas.
3. The drainage report and Development plan may need to be revised as a result of comments #1 and #2.
4. In order to facilitate the process once the project is submitted to SAC for their review, provide in the mitigation report a summary paragraph that includes a description of the proposed project, the impacted washes and their designations, the extent of encroachment, the reason for encroachment and the measures taken to minimize encroachment, etc. This summary will help the City and the Consultant present the project to SAC.

Prepare a detailed response that explains the revisions that were made and references the exact location in the submittal where the revisions were made.
