Please address the following review comments prior to the next submittal. Overlay Zone: 1. Please include a detailed response letter to the comments along with the corrected copies of the OLZ. 2. This parcel is subject to the W.A.S.H. wash and Intermediate Xeroraparian Habitat overlay zone. Applicants proposing a project with encroachment into the W.A.S.H wash, the Xeroraparian Habitat and the ERZ overlay zones are required to submit a mitigation plan in accordance with Sec. 2.8.6.5.D of the LUC and an Environmental Resource Report as defined in Sec. 6.2.5 of the LUC. Compliance with regulations in accordance with the DSD - Procedure are also required. A floodplain use permit is required. The site plan cannot be approved prior to the FUP. Although the verification of the exist. bank protection allows continuance with the proposed improvements, the existing flood plain, per the FEMA panel, is mapped over the existing structure. Drainage Report: 1. The DR has been conditionally accepted for site plan purposes only. 2. The DR was reviewed with the Site Plan and conditions apply for approval.
