I assume that there is no landscaping of common areas on the interior of the project. Please Note: private irrigation lines can not cross public roadways. Call me if you need more information.
02/19/2008 Blanca Espino DOT ENGINEERING REVIEW Denied PIA Plan
1. Please include a detail letter of explanation with the next submittal indicating where and how revisions were made. Single word responses are unacceptable. Include plans/redlines from previous plan submittal.

2. A copy of the DSD stamped approved Tentative Plat is required for 2nd submittal otherwise submittal will be rejected. New PIA comments may be generated due to the approved Tentative Plat.

3. A copy of the approved Drainage report is required for next submittal.

4. A Geotechnical Report is required for submittals and must include pavement section and reference soil recommendation for all public roads.

5. In title block, add assigned I-Plan Number, I-2008-007 to all sheets.

6. Indicate assigned DSD activity number T08PI00005 above title block. See redlines.

7. Recordation information of Maps and Plats, Book and Page must be noted on cover sheet of subdivision street improvement plans. Plat must be recorded before submittal of mylars for final review and approval.

8. Pima County Wastewater Management approval line for signature should appear on cover sheet and be signed on mylars prior to submittal for final review/approval.

9. Indicate the following Paving Notes:

q All concrete shall conform to PC/COT SSPI Section 1006, Class S, 3,000 PSI compressive strength at 28 days, unless otherwise specified.

q Pavement Section Design documentation, are in accordance to the approved Geotechnical Report, Report Name and Firm Name, Project Number.

q Contractor shall call Blue Stake as mandated by the Arizona Revised Statutes at 1-800-782-5348 before any construction begins to verify location of existing utilities shown or not shown. Existing utility locations shown hereon are only approximate. It is the contractor's responsibility to confirm horizontal and vertical location of all utilities without damaging same. Damaged utilities shall be repaired at no expense to the City.

q Floodplain Use Permit No._______, has been issued by Development Services Department for work impacting City and FEMA Floodplains.

10. A Floodplain Use Permit is required for work along and or within the Palm Tree Drive Wash. Application can be picked up and submitted to Development Services Engineering.

11. Sheet 1, General Construction Notes 1, 24, and 27 - 39 should be placed under "Paving Notes" on Sheet 2.

12. Sheet 2, Remove Grading Notes.

13. Sheet 4; Roadway profiles are required for new roadways, including widening projects, deceleration, acceleration and turn lanes. Indicate Left, Center and Right profiles. Refer to COT/Engineering Division Active Practices Guidelines No. 8-1552-002

14. Sheet 5, Public drainageways have to be shown in their entirety on the plans. Private drainage easements, detention/retention, channels can be shown but should be labeled private and NOT PART OF P.I.A. Drainage access ramps must be provided for Public Drainageways. Ramp with a minimum 12-foot width at no more than 15% slope. All Easements, dedications, right-of-way should be depicted in plan view and labeled with recordation information (docket/page or plat book/page).


15. Sheet 6, Details for Typical street sections; Hinge points of cut and fill slopes must have a minimum setback of two feet from right-of-way. (Slope on private side). D.S. 11-01.9.0 (9.2, 9.3 & Figure 2)

16. Curb access ramps on a continuous roadway/sidewalk shall have a minimum of 300 feet distance between ramps. Ramps opposite of one another must line up. All curb access ramps should have the 6-inch curb at back of ramp.

17. Existing pavement thickness and surface treatment shall be matched.

18. Vertical curves are required on all streets where the algebraic difference in grade exceeds one (1) percent, and the minimum desirable vertical curve length is one hundred (100) feet.

19. Differing structural pavement sections on plan shall be specific to each street affected. Include a dimensioned pavement structural section for each. Indicate Mix # / Effective air voids (Per SSPI), 5.5% MSR, 4.0% Local.

20. A dimensioned detail for each type of curb access ramp to be built as part of the project must be shown. Truncated Domes required.

21. A dimensioned detail for each type of drainage structure in the right-of-way to be built as part of the project must be shown.

22. A dimensioned detail for each type of sidewalk structure to be built as part of the project must be shown.

02/29/2008 LANCE PETERSON DOT STREET MAINTENANCE REVIEW Denied We have reviewed this plan and have the following comments:

1. Sheet 1 - There are duplicate Streets and Traffic signature lines.
2. Sheet 3 - Typically we use a 3:1 taper on sidewalks. Instead of having a taper if 198 feet going from 6' sidewalk to 4' sidewalk the taper can be done in 6'.
3. Sheet 3 - "Remain" is misspelled.
4. Sheet 3 - Keynote 5 - This note mentions transitioning from 5' sidewalk to 6' sidewalk but according to the cross sections you are going from 4' to 6' sidewalks. Is there a transition from 5' to 6'?
5. Sheet 4 - The plan calls out a detail 1/4 but I did not see this detail on sheet 4.
6. Sheets 4,5,&6 - There are several sidewalk scuppers called out on the plans. Do these outlet into Home Owners Association Common Areas, or will the City be responcible for the maintenance? What is the erosion control at the outlet of the sidewalk scuppers?
7. Will there be any landscaping installed with this project? If so, please submit the landscape plan to Paul Rosenboom at 4004 S. Park Avenue, Bld#2 for review.
8. All work in the right of way needs to be coordinated with Paul Rosenboom at 791-5279 ext 234 to prevent damage to existing landscaping and irrigation. Existring irrigation will need to be relocated as neccessary and will need to be sleeved under any driveways and sidewalks.

Resubmittal Required: Traffic Engineering does not recommend approval of the PIA Plan; therefore a revised PIA Plan is required for re-submittal. Additional comments will be required due to the modification to the eastern access point.

The following items must be revised or added to the plan.

1. Include a response letter with the next submittal that states how all comments have been addressed.

2. Provide a separate sheet for signing and striping.

3. Include the 17 notes required from sheet 2-1 of the Pavement Marking Design Manual.

4. Re-stripe the bike lane along 22nd Street at the access point into this development per PCDOT & TDOT Pavement Marking Design Manual (2003) Chapter 3-4.

5. Show existing striping in plan view to establish tie in points for the proposed striping.

6. Install R1-1 (Stop Sign) with street names at the proposed roadway entering this development off of 22nd Street per PCDOT & TDOT Signing Manual (2002) Chap 5-11, 5-12, and Chap 9-2.

7. Install a W14-2a (No Outlet) plaque beneath the street name signs along 22nd Street.

8. Install R2-1 (25MPH Speed Limit Sign) at the proposed roadway entering this development off of 22nd Street per PCDOT & TDOT Signing Manual (2002) Chap 9-10.

9. Provide a 'RIGHT LANE' sign (R3-5R) along 22ND Street per PCDOT & TDOT Signing Manual (2002) Chap 9-5D.

10. Provide a 'RIGHT LANE' (R3-5F) supplemental plaque under the new (R3-5R) 22nd Street.

11. Add symbols used for new street signs in the legend in accordance with Standard Details for Public Improvements, SD100, 2003 edition.

12. Parking is not allowed in cul-de-sacs from PRC to the point opposite the PRC. So indicate on the plans by showing no parking signs on the plans. (DS 3-01.0 fig 21) (bent cul)

13. Place the PIA and CDRC Case number on the cover sheet.

14. Add the following Signing General Notes 5(a) & 5(b) per PCDOT & TDOT Signing Manual (2002) (Chapter 1, Sheet 12) to the Plans.

15. In addition to the required notes add the following Pavement Marking/Striping General Notes to the Plans:

'ALL STREET STRIPING & SIGNAGE TO BE COORDINATED WITH C.O.T. TRAFFIC ENGINEERING CALL 791-4259 A MINIMUM OF 48 HOURS PRIOR TO THE INSTALLATION OR REMOVAL OF ANY SIGNAGE OR STRIPING.
