COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. It is clear that the building setback has not been addressed on the site plan. In the review of the building plans it was found that the top of parapet from the finish floor is labeled as 21'-0". Detail 2 on sheet A2 of 7 of the building plan set indicates the design grade is 8 inches below the finish floor elevation. Based on this information the building setback along the north property line must be 16.25 feet from the property line. Per the site plan, the building setback along the north property line is labeled as 15.75 feet. Prior to approval of the site plan a DDO approval would be required. The parapet may be lowered 8 inches which would be sufficient in order to approve the proposed setback.

Previous Comment: Per DS 2-02.2.1.6, regarding buildings:
A) note height is from GRADE to flat roof then note height from grade to top of parapet.

Provide the rim elevation of the next upstream sanitary manhole. Determine the need for a backwater valve per Section 710.1, UPC 2006, as amended by the City of Tucson. Note that any waste piping from floors located above the floor requiring a backwater valve shall not discharge through the backwater valve.
