Provide a copy of the approved DDO plans slong with the approval letter. Add the DDO case number to the lower right hand corner of all plan sheets and add a general note to the site plan indicating the date of DDO approval, what the DDO was for, and any conditions imposed. 2. The tree well detail "H" on sheet C 1.3 indicates a wheel stop is to be placed in front of the planter areas but the site plan and landscape plan do not indicate wheelstops in these areas and show that there is not room to accomodate one. A 2-1/2 foot overhang for vehicles must be provided for vehicle overhang to prevent vehicles from striking and damaging tree trunks. Dimension parking spaces clearly to show how the trees within the planter areas will be protected by curbing and still allow enough length of parking space to accomodate vehicles outside of the PAAL. 3. It is still unclear if this is project is proposed as a condominium plat. Response comment 7 indicates that the landscape border is to be recorded as common area. However, if this is a single parcel and is not being submitted as a plat it is not necessary to record common areas. If this is to be a subdivision plat it must be submitted though the CDRC for review as a plat. Clarify or revise plans if necessary. 4. Changes to the site plan must be reflected on the landscape plan. |
