This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html FOUNDATION PLANS: 1. Provide a foundation detail for the proposed Master Bedroom and Bathroom showing footing width and depth for each footing type and condition, R403.1.1. 2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry, R319.1 & R403.1.6. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. SECTIONS - DETAILS: 1. Show the details of the structure suitable for supporting the electrical panel, R106.1.1. 2. Clarify the exterior siding material type and thickness and the ½" sheathing material, R106.1.1, shown on Section AA, sheet A3.1. 3. Show the water closet with a clear space not less than 30" wide (centered 15" from finished wall or fixture), R307.1 & UPC 407.6. 4. Show wood framing members resting on concrete as pressure treated, R319.1 item 2. 5. Remove bathroom green board notation and show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2. PLUMBING PLANS: 1. Reference one Plumbing code. The selected code must be consistent with the proposed design. 2. Show the second lavatory drain on the drainage diagram. MECHANICAL PLANS: 1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended). ELECTRICAL PLANS: 1. Show a smoke alarm in the hallway outside of the existing bedrooms, R313.2. 2. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3. 3. Revise the electrical load calculation showing the total watts (10,000+11,285+4,800) without the initial subtotal of 26,950, E3502.2. 4. Show overcurrent protection not exceeding the allowable conductor ampacity (circuit #2/4), E3605.5. The #10 AWG copper conductor may not be protected over 30A. 5. Most Dryers and Stoves require two circuits. Clarify circuit #9 and 12. 6. Show all receptacle outlets within 6' of a wet bar or sink with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the Master Bedroom windows on the plans, N1101.2.
