Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2006 International Residential Code, 2006 International Energy Conservation Code, and Arizona State amendments to the 2006 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:
All corrections and revisions shall be made on original tracings or a finished reproducible set. Return two sets along with a set of the first submission for reference. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. (Do not cloud the changes made for comment revisions). Incorporate changes on originals and provide two copied sets for review.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

Construction drawing guidelines are available from the residential desk of the Development Services Division. The plans must show compliance with current building codes before receiving permit approval.

The City of Tucson adopted the 2006 IRC with amendments on 6/12/2007, the 2006 UPC with amendments on 7/10/2007 and effective 1/1/2007 the Inclusive Home Design. All plans should reference these codes. Adopted amendments are found at: http://www.tucsonaz.gov/dsd/Codes___Ordinances/Building_Codes/building_codes.html

GENERAL NOTES:

" Provide ¼" = 1' scaled drawings with legible notation (minimum 3/32" lettering).
" Interior alterations require the installation of smoke alarms at existing bedrooms, R313.2.1.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Show compliance with termite treatment, R320 as amended.
2. Show or note a 6" minimum separation of untreated exterior Porch posts above finished grade and support by metal pedestal with 1" space above the floor, R319.1.4 exception 1.
3. Show the required minimum one #4 reinforcement rebar 3" from edge in the Porch post footer, R403.1. (City of Tucson Amended).
4. Dimension the Porch footing width, and depth into undisturbed soil for each footing type and condition, R403.1.1.
5. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12" width and 12" below undisturbed ground surface, R403.1. Show the Dining Room continuous footings.
6. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry, R319.1 & R403.1.6. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6.

FLOOR PLANS:

1. Clarify if the HVAC, washer, dryer and water heater utility connections are existing or proposed for this permit, R 106.1.1. Show the location of any new or replaced HVAC equipment with utility lines.
2. Show window sizes and opening type (XO or SH) on the plan for determining compliance with R310 providing egress from the bedroom.
3. Show fireplace hearth size and materials, R1003 or R1004. Provide fireplace cut sheets, make, model number and the approval number of the UL-127 testing agency (or ICBO #) for factory built (zero clearance) fireplaces, or note the requirement for deferred submittal approval prior to installation. Include a cross-section for masonry fireplaces showing dimensions.

STRUCTURAL PLANS:

1. Provide existing roof framing sizes and spans between load bearing walls for supporting the added HVAC load, R301.1.
2. Provide a beam sized for supporting the load on the Porch roof framing plan, R301.1. The 4 x 8 beam is undersized for the 13' 2" span.
3. The 2 x 6 Porch rafters are undersized for the 13' 4" span, Table R802.5.1.
4. Specify steel lintels to support imposed load at Dining Room openings, R606.10.
5. Note the requirement for top plate anchorage, ½" bolts at 8' O.C. with 4" embedment, R606.11.
6. Note or detail double trimmer and headers with framing anchors (show sizes) at framed door and window openings exceeding 4', R802.9.
7. Show rafter to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended).

SECTIONS - DETAILS:

1. Show the wall exterior siding material and thickness for the Patio wall supporting the electrical panel, R106.1.1
2. Show wood framing members resting on concrete as pressure treated at Dining Room furred-out wall), R319.1 item 2.
3. Show exterior wood siding, sheathing and wall framing with a 6" clearance above the ground, R319.1 item 5.
4. Provide a header schedule and show existing opening sizes supporting new roof consistent with Table 502.5(1) & (2).
5. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c ceiling framing, IRC table R702.3.5 footnote d.
6. Show fiber-cement board or glass mat gypsum backers for tiled walls in tub and shower areas, R702.4.2.
7. Specify structural siding framed walls with a #15 water-resistive barrier over studs of all exterior walls, R703.2.
8. Specify veneer anchoring method, weepholes, water-resistive barrier and support (ties spaced max 24" o/c horizontally & vertically and supporting max of 2.67 SQ FT), R703.2 & R703.7.
9. Detail masonry fireplaces. Provide dimensioned and noted sections and firebox plan. State the size of the hearth (R1001.10), footings (R1003.2) and flue (R1003.15). Note and detail anchorage tie straps fastened to a minimum of four joints with 2-1/2" bolts embedded into masonry and engaging the outer reinforcing bars with a 6" hooked extension. Or, identify factory-built fireplace compliance with R1004 and chimney compliance with R1005.

PLUMBING PLANS:

1. The City of Tucson has adopted the 2006 Uniform Plumbing Code and 2006 International Residential Code with state amendments (ARIZONA STATE PLUMBING CODE). The plans should reference one of these codes for Plumbing. The selected code must be consistent with the water fixture schedule.
2. Note the requirement for replacing the existing ¾"water supply pipe from the meter to building entry point with 1" PVC, UPC 610.8, Table 6-6 or IRC P2903.6.
3. Show the minimum required drain for the lavatory as 1-1/4", UPC Table 7-5 or IRC P3005.4.
4. Show an upper terminal cleanout at each horizontal drainage pipe greater than 5' (all drains with a sink) UPC 707.4.

MECHANICAL PLANS:

1. Show supply and return ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, R1103.2.1. Show R-4.2 insulation when ducts are located in an unconditioned space (chase) inside the thermal envelope, IECC 503.2.7 (City of Tucson Amended).
2. Provide an equipment specification list including the (furnace and air conditioner) tonnage capacity, M1302.1.
3. Provide return air duct and register size for new or replaced HVAC units, M1602. Minimum duct/register size: heat pump or air conditioner - 6 SQ IN / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU).
4. Show bathroom exhaust fan locations for venting to exterior with minimum 50 CFM rating R303.3 and M1507.3.

ELECTRICAL PLANS:

1. Show locations of smoke alarm, R313. Note that all smoke alarms must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance.
2. Smoke alarms are required outside each separate sleeping area, R313.2.
3. Specify recessed lighting with 3" separation from combustibles or IC listing, R808, and compliance with energy efficiency leakage, N1102.4.3.
4. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3304.11 & E3606.2.
5. Provide electrical load calculations for determining the service panel size, E3502.2.
6. Show the HVAC circuit size for serving the connected load, E3602.11.
7. Show one 20 AMP branch circuit in the laundry appliance; this circuit shall not serve other locations, E3603.3 and 3801.8.
8. Show receptacle outlets at wall spaces 2' or more with no point along the wall (exclude door openings) more than 6' from a receptacle outlet in Bedroom and Dining room, E3801.2.
9. Show a GFCI receptacle outlet on the same level within 25' of exterior HVAC equipment, E3801.11.
10. Show all receptacle outlets within 6' of a wet bar or sink with ground fault circuit interrupting protection. Label each receptacle GFCI requiring such protection, E3802.
11. Indicate the location of all disconnect switches for air handling equipment, E4001.5.

OUTDOOR LIGHTING CODE

1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations.
2. Provide cut sheets for all full cut-off fixtures showing the lamp type, placement and fixture wattage. All other fixtures are assumed to be unshielded (non-FCO style). Fixtures are only exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing and skylights is U=0.75, ceiling R=30 and walls R=13. Show the "U" factors of the windows and skylight on the plans, N1101.2.
2. Both standard and high density R-30 batt insulation requires a space greater than provided with 2" x 8" framing at the Dining room. Identify the product that provides the intended value, perhaps two layers of unfaced R-15, or calculate compliance with non-prescribed values using RES check. Select the location of Pima County rather than Pima (City). "Pima, AZ: 2006 IECC <4,000 ft" is found at the end of the list for the State selection. (Do not select Arizona).
